Viewing a house tomorrow, HELP!!

Well after the viewing I can honestly say I won't be buying that house!

Needs new heating as the back boiler has not been services in 10years!!! Electrics are in my opinion in poor repair and have not been looked at in over 20years. The conservatory was built with out planning permission but has since been granted, although no builders certs and guarantee can be found for it.

All told it needs about £15k spending on it and even then the EPC won't increase all that much, apparently it already has cavity insulation and a double layer of rockwool in the loft!

And yes the pictures make it look a lot larger than they actually are :( That said im not disheartened just given me more pointers for the next viewing! :)
 
I'm 47 & still can't see the word Semi without smiling. :o

Property has potential though, Knock that **** shed down build extension sort drive out, loads of off road parking.
Mind you I am a bachelor though so I look for different things in a house so ignore me. :p

Make sure you look at loads and haggle hard.

I agree completely but the woman does not want to live in a building site!! I on the other hand have camped in houses whilst reconstruction and renovation has taken place!
 
£150k for a 2 bed semi, ouch :eek:

Yeah buying a 1 bed ground floor flat for £135k at the moment. It's transport is amazing (2 minutes walk to a station that goes to every major station in London, can't moan) anfd local facilities are excellent, but considering that buys you a 2 bed semi elsewhere, or a 3 bed depending... well... I can see why people move out of London areas. I don't want to move though so meh, that's my choice and I accept I'll get less for more :)

That depends on the part of Twerton your in and Sheridan road is mostly people that have lived there 40+years and the kids have moved on elsewhere

But what were the dogging opportunities like?
Togg hill is not that far away dogging central!
House looked quite nice, did wonder why it was cheap for Bath, as you said it does need some work to bring it up to scratch.
Cheap for Bath!! Not really that's a budget house in a budget area 4miles outside the city centre a work mate lives on New Kings St in a 1bed flat no parking and up two flights of stairs, that's on the market for £150k! So yeah budget area!

I meant the other way, would be looking at a 3/4 bed detached for that money
 
When you go for a second viewing try every door and every window, make sure they all open and close properly. Try every light, every tap, flush every loo. See the heating on, the boiler firing up, hot water coming out the tap.

Thats the only thing I should have done but didn't. Hasn't been much a problem to sort out but spent the first two weeks worth of spare time in our new place sorting out tap washers and doors that didn't close!

The rest is down to gut feelings, you know when you walk in the right place.
 
It looks well maintained from the pictures. Just ask basic stuff like how old boiler is, when was the roof last done, has it ever been re-wired, when was the conservatory added and by whom? Also keep an eye out for damp patches on the ground floor ceilings and at the bottom of the front and rear walls. When was the double glazing fitted, do you get to keep the greenhouse, is the kitchen fitted for a gas cooker?

The EPC is pretty low as well so factor in some insulation costs which may also need further venting to the loft space.

Right.

The lady and I have been to view this property twice now once with her dad as he is a buildings surveyor. In his opinion it needs a re wire new heating and kitchen, bathroom was done last year and has a brand new electric shower (no bath), the old coal shed out the back needs pulling down and rebuilding.

Given all that do you think it would be too cheeky of me to offer a low 150k as a starting offer?
