Try searching google for VMware, they are the market leaders in Virtualization, and they do free products, ideal to test out on a desktop first.
Basically it means you can have several operating systems running at the same time on the same hardware, utilising the "spare" memory and CPU usage to lower the TCO of systems. We use it at work for testing and for small server setups where you need a specific app on a server as it may interfear with other applications.
Also, it is fantastic at data recovery and deployment, it is entirely possible to deploy a server in an hour not hours or days.
It is cool stuff.
