I have a property that I let out and was asked to go over tonight to look at the washing machine that was working.

I put it on and after circa 30 seconds of the pump running the lights started flashing and I could smell a burning smell.

I switched it off and isolated the supply. I was going to phone for a plumber to come and look at it however he may charge a decent amount just to look at it and say its buggered.

So my question is, What could be causing the smell and secondly am I better off in just buying a new one for £200? The washing machine was already there when I bought the property.

With my rentals I just buy new ones and try and balance price over an extended warranty then just give the tenant the service center phone number and let them sort it out.

Tenants seem to like trashing washing machines, I'm sure one women in mine does some sort of commercial washing as she's had 3 in 3 years, I've refused now to replace it in lieu of a rent rise she can sort her own out.

A £200 machine in a rental property is asking for trouble based on my experience.

As for the smell, pumps do burn out, they are pretty cheap to buy and easy to replace.

What other symptoms are there?

It's the landlords responsibility, if appliances are included in rent it's up to the landlord to sort it out.

Ask him what he wants to do, if he's anything like my previous landlords he'll just get a new one delivered and get the old one taken away. Either way, don't fork out for a new one.
