what do u think i may be offered for this from property developer?

I live in 2 bed house with long narrow garden next to a disused factory they are going to pull in down and build 10 flats each costing 100K + the developer wants to meet me as they need to put scafolding down the length of my property for some time while tehy develop.

I use my small garden to entertain my son who stays at weekends, my dog and to hang out my washing, someone has suggested that I should ask kim whats in it for me. seeing how approx half the width of garden will be lost for a while.

garden is approx 15' wide and 70' long

cant I expect some compensation and how much do u think?
 
i dont expect a massive payout but a couple of K would be nice (clear the OD :) ) and I would be happy with that tbh, my garden is small secluded and i use often so it will impact on my life and happiness in the short term.

I also have a lean-to between my house and the adjoing wall which is going to stay after the remain factory is demolished. I have my freezer/washing machine in this so this will have to taken into consideration.

I will be getting some advice from correct channels but the advice here is good, I just wanted to know if i could expect some cash incentive for it thats all

ok hes been round and they have NO access rights to my land.

they offered £1000, (i laughed)

I got them to

£250 a week for 8 weeks
the it will go up £50 per week each week untill 12 weeks then i will arrange further if it goes on.
they are to make good and repaint my house

this sound ok or should i push for more as he agrreed straight away, he was independant surveyour.

they will have full access to my garden for up to 12 weeks

yer they going to re lay the turf etc,

do you think i could ask for more? i mean without my consent they are buggered he seemed to agree very qucikly.


it will be 8 weeks = £2000
if it goes on to 12 weeks it will be £3500


pays off the Overdraft anyways :D

had letter back saying builder may only be 4 weeks (may!) so i have said its

£2000 upfront to cover 8weeks then slding scale each week after starting at £250 its a take it or leave it deal.
 
no i will tell them take it or leave it if they say no, the surveyor told me they have no leag access rights and no they can't do work without using my land
 
i will be getting 250-300 a week just want up front, remember I wont be able to use garden whilst being done, I didn't even want the flats built I objected all the way along, I dont see why they can use my land to make themselves 1.5- 2 million whilst I have 10 flats built right next door. because at the moment I have quiet and secluded rear aspect. I will porbably move once they are built as I expect they will have bloody immigrants shipped in anyways.

You've gotta be kidding me lol.

I work in construction as a quantity surveyor, unless they have a massive skilled workforce, assuming they are building from scratch, its gonna take at least 6 months.



just 4 weeks for th ework they need to do from my garden not build the flats
