The GF is about to sign an AST agreement for a flat, and skimming through the contract i noticed this clause:

"Not carry on, in the Property any profession, trade or business or receive paying guests on the Property or place or exhibit any notice board or notice on the property or use the property for any other purpose than that of a strictly private residence."

I work for a large IT company and regularly work from home, however i do not require any people to visit me, nor am i required to store items/expensive equipment. Simply put i just need my laptop and an internet connection.

The clause seems to be quite strictly worded, however WFH seems to be a very grey area these days. I'm wondering if anyone else has been in a similar situation. Part of me is thinking it's not 5 days a week, currently 1/2 days and at most 3, so ignore it. I could bring it up with the LA/LL when she goes to sign the agreement and explain the above, my concern is if they refuse to amend the clause.
 
These clauses are designed to stop people running a business full time from the property rather than work from home sometimes. Stop worrying.
 
Unless you tell them how will they know?

I guess any inspections etc, they might get a bit suspicious if i'm always at the property.

It's saying you cannot use the property to run a business out of, not that you cannot work there.

I understand the obvious, i.e. running a metal workshop out of it. But the clause mentions "any profession, trade or business". Which to me sounds like it covers everything.

I think we will just assume the clause is more aimed at the obvious.
 
I work from home, always. My contract has the same line in, however my landlord knows I work from home as a contractor. My registered office is not here, and that ultimately is what makes things different.
 
those rules are written to simply stop you from opening a brothel. So unless you are a pimp i'd say you are ok to work from home
 
I had exactly the same in my lease when I purchased a flat, I checked with the solicitors dealing with the purchase, and as has been said, it's to stop someone running a business rather than working from home.
 
My girlfriend runs a part time eBay business from our rented house with the same clause, never had any issues or anyone care
 
That OP has a strong wiff of mumsnet acronyms.

AIBU? DP WFH LL wants to sign TA that DP is worried about WFH due to clause.
