Leaving rented accomodation...

Make sure you get meter readings and take photo's with some type of eveidence of date (i.e. hold a newpaper with the says date on it) as it is not unusual for landlords to leave gas/electric on between tenencies, then when the new people move in there is a discrepency between your reading on leaving and the new people on starting, having evidence of this is something good to have. (I moved into a place and the electric company tried to charge me £700 for the first quarter bill, eventually sorted it out as £100, they went after the people who moved out about a year before me but turned out they had meter reading records to show what it was - they came to see me as they couldn't understand what had occured. Turned out the Landlord had been using it as a doss house for him/mates after nights out on town etc)

That happened to me, take meter readings!

I rented for years, you should get your full depost back by the sounds of things. I've only had partial deposit taken off me once and that was because I cracked the sink with a coconut :p
 
I'm curious as to why it would be 'illegal'?

I never entered into any contract with the agent when I called to arrange a viewing.

the landlord would have signed a contract with the agency. so basically anyone that we introduce (book an appoint for) to the property is effectivly our client.

so if this client / applicant applies for the property we get our money. if not we dont.

thats in simple to the point terms haha.
