Landlords agency won't allow a sat dish

May be in the actual building details that no satellite dishes can be erected without all owners consent as well (if it's a flat), regardless of your contract with landlord.

I called them and they were very straight. "No dishes allowed in any of the buildings we manage, PERIOD". I tried to mention to them that the dish will be on my own base and hence there will be no damage whatsoever other than a small hole on the wall for the cable. Am not even sure that I even managed to finish this sentence as he interrupted me immediately with a tone which suggested that I better forget it. He also said that If I put one up they will take it down. I tried to mention to him that the contract doesn't say that am not allowed to have a dish but again he cared little and remind me that i can't have a dish.
Other people in the building have no dishes either.

As you can see from the pic If I put some blinds on the rails in order to protect my privacy that wouldn't be a problem. Right now people passing by can see me and I don't appreciate this so no arguments about the blinds. With the blinds and the height of my flat(2nd floor) which is in a old victorian house(not listed) converted into flats, the dish will be hidden completely so I could set it up and nobody will ever get bothered with it(for cosmetic grounds) or ever see it.
The problem could be that the guy in the agency now knows what I requested and he might be wary even though i doubt he ever comes around as he sends some other guys around when there is a problem that needs to be fixed. I don't think he would "seriously" investigate what's behind the blinds.

Here's a pic:

What do I do?

1) put the dish up and ignore the muppet but then if they catch me (seems very unlikely) i will be in the wrong and will have to remove the dish as I didnt get permission

2) Beat the agency from the beginning by adhering to the terms of the contract i signed.

Aerials: Not to erect or permit to project outside the property any wireless or tv aerial or satellite dish or other construction without: a) landlords consent not to be unreasonably withheld, and b) landlords agreement to the form of installation.

It could be that if you are unable to receive a terrestrial signal or get a cable service your only option is to have a dish and in such a case it would be unreasonable for the LL to refuse. However, if it is not your only option refusal would not be unreasonable.

Wait, what?

Yes it does. Unless you have permission to erect one, which you haven't.

I pointed out to the agency that the contract doesn't say that I cant have a dish but it clearly suggests that it is something to negotiate over.

The houses on the same road have sat dishes all over the place so there is no restriction from the council.

Should I try to get in touch with the landlord directly?

No it doesn't, it says that consent won't be unreasonably withheld. Disallowing a dish for cosmetic reasons is totally standard.

Not without the consent of the managing agent. The landlord has paid the managing agent to do this kind of work for them. If the managing agent says no, accept it.

It's the landlord's property not yours. If he doesn't want you to put up a satellite dish then you should abide by that. Do not contact the landlord directly, they are paying for the agents to handle all the hassle of dealing with the tenant.

I think the landlord's agent has made their position pretty clear, and you have agreed to it by signing the contract, I'm afraid your only option is to move out if you must have satellite TV.

Have you checked if you can get cable. If you cant get any digital service except with a dish then argue the point but if your in a cable area go with that instead.

tell him you need it to transfer mission data to and from the pentagon. your only doing what the president says

ps. i hope he complys. if not only for the safety of the nation

I don't know why they don't allow a dish. They never given me any reason, they just said no in an unreasonable way.

If the reason behind the refusal is a cosmetic one then so long the dish isn't visible that should be enough.
The contract says I have to allow entry of the LL or authorized people by him to gain access to my flat but first I need to be given 24hour period notice which means I can remove the dish in the meantime.

In my mind the best move now would be to buy some blinds, cover the rails on the basis that people can look inside my flat(if they ask) and then put the dish behind it. If "someone" finds it fishy and wanna check whats behind then within the 24hour period ill have the dish removed easily.

What about putting it on a patio stand? :)

That's exactly what I have.

I think the landlord's agent has made their position pretty clear, .

How so?

Contract says: a) landlords consent not to be unreasonably withheld, and b) landlords agreement to the form of installation.

I think the agent is in the wrong by just saying "No" and therefore without providing reasonable grounds.

I think its pointless having a lawn mower on a second floor flat :)

No but being serious, just put the dish up, who cares if they moan take it down again

Go in, in person and ask what the reasonable reason is, take your contract.

In the future always ask about sky/virgin ect before signing the contract.

That's what i will do unless someone here brings up a good reason as to why that would be a bad idea. Am not backing down from this.

You will be in breach of your tennancy agreement and could face eviction or financial charges (Tenancy dependant) from the Landlord.
