Wait, you own a home with no mortgage, yet your looking at other ways of securing 10k? (Assuming you can't acquire a 10k interest free purchases credit card). What on earth for? Just take out a small mortgage that has no arrangement fee and allows you to make overpayments.

That seems expensive, have loans really gone up that much? Last time I took out a loan for 10K it only cost me a few hundred in interest (although that was over 3 years not 5).We are going for a loan as going the Mortgage route will take ages and we need the money quicker. Going to borrow 8k over 5 years, approx £158 a month payback.
