I say both, of course the cheque is quite easy to fake, I could just write a cheque out now for £x sign it and blank out the printed name for 'privacy' and hey presto

I'm in the same boat as this tbh. My Mother (who lives alone in a big house) is downsizing and will be gifting me (and my sister separately) some cash so I can buy a property. I too don't know if I need to declare it.

Edit: Just to clarify, I have read this: http://www.hmrc.gov.uk/inheritancetax/pass-money-property/pass-home-to-children.htm#4 but that only talks about Inheritance tax.
