I just bought a house!

if you know you have money coming your way in the next few years why don't you take it on a interest only basis. it will only cost you 110 pounds per month.

Interest only? no thanks, not unless I'm planning on a 100k a year pension lol

I went to university in Sheffield (great city) and my mum lives near to Derby, and all I have to say about buying a house in Chesterfield is probably "I'm sorry" :p I've been through Chesterfield twice - one time I saw a bunch of people fighting at the bus stop (at about 10 am in the morning! Sign-on scramble?) and the other time someone was running down all the cars stopped at a red light and banging on the car windows!

A little harsh, I prefer Chesterfield to Sheffield, way easier to drive due to Sheffield centre being full of one way roads, but both places have their "no-go areas".

Sheffield = The Manor

Although I'm not really aware of any no-go areas in Chesterfield, other than where the chavs hang out on weekends lol

Drive down Chatsworth Road in Chesterfield (all the houses are £700,000-£1,000,000) The area of Chesterfield I will be living in is not chavvy at all, theres no council houses in the area, tbh it looks like its full of old people, so as long as I keep the noise down I doubt we'll have much trouble

Hes in Sheffield which i'm sure are similar prices to Doncaster, my brother has just purchased a similar sounding place with a huge garage and huge garden. Location Location Location

Sheffield and Doncaster are nothing alike. Doncaster is much much cheaper then sheffield but so is Chesterfield.

as Jay said Chesterfield has some really bad areas and some quite nice ones.

There are quite a few 1m+ houses around the edge of chesterfield.

I looked at those houses, a little out of my price range lol

Congrats! Sounds like you got a good deal as well :)

You will want to contact your mortgage lender so that they can send you an official 'offer', they will probably request some documents from yourself to confirm you are who you say you are and are earning what you stated on your initial application. They will probably want to do a survey to make sure your not paying for a house that's about to fall down as well

You probably should look at getting an independent survey or home buyers report done as well (the report will go into more depth about any potential issues with the property and is probably the better option imo). If it is a much older property you might want to consider a full structural survey.

You need to contact a solicitor to represent you during the transaction, if you know someone who has recently moved maybe ask them who they used and if they were any good? If not your estate agent can recommend some one. Your solicitor will then keep you in correspondence throughout the rest of the deal until hopefully you get the keys!

Good luck!

I think it's so cheap because it's got Artex on the walls, horrible stuff to remove, thankfully I know a good builder

Artex on the walls isn't too bad. When we bought our house the lounge had Artex covering half the walls. We just got it re-plastered over the top. It does depend on the depth of the Artex though.

Looking at it, means it will just be flush with the skirting board, not a major issue, might even help with insulation. just annoyed because I'd like to take it off, but the cost and asbestos are very offputting

Bad news kids,

Got a call this morning saying that the owner still owes a lot on the house and it's going to be repossessed, only hope now is that I can pick it up in the auction really cheap, doubtul though as I have no idea who's auctioning it off.

Got another place in mind though, met the owner too so I may be able to pick that up cheap and it doesn't need any work doing to it

Just because it's repossessed doesn't mean it'll go to auction, plus auctions are best with cash, it's risky buying with a mortgage if your mortgage falls through you'll lose a lot of money.

Can you find out who the lender is and buy it direct?

Going to try to, cash isn't a problem at all, just really want the house and want it now

Mortgage is unlikely to fall through because my parents are pretty well off, they'll help out if they need to

Yep but for the ones who live there now, as it's then who currently own it and if they know your interested they may allow you to purchase without needing to go down auction route etc
