Does this house have potential?

Hi all,

Been viewing houses for the last few weeks and viewed this one yesterday, even though it is new I think it has a bit of potential.

It is a funny layout with a 'reception room' downstairs which is currently being used as a second bedroom. I was thinking would it be possible to move the kitchen into this room and use the current kitchen space upstairs and turn it into a small second bedroom.

Just think the reason they have been struggling to sell this property is because it only has 1 bedroom,

I am a firstime buyer so want to purchase something I will be able to sell on without too much hassle so the fact this property has been on the market since last september (dropping in price every few months since then) is putting me off a bit.

Also viewed a couple of 2 bedroom terraces for similar prices which need a bit of work doing but just really like this property for some reason and its in the area I want as its close to work.

Mortgage in place so opinions appreciated before I decide what to do next!

No, far to expensive for what it is. Newcastle and one bedroom (the front door area is not a second room) is not worth 70 grand. You'll be stuck with the house for quite a while as there is a very limited market of people who will consider it buying it from you for that sort of money.

For comparison (of sorts) my cousin is stuck with a 3 bedroom house in Darlington (not a particularly nice area but 3 bedrooms) that her and her husband payed 50K for and are stuck with it now being worth 30k. You'll be buying a house that, right now, will depreciate like a stone and loose so much because of its size.
 
Two toilets in a one bedroom house seems excessive. Might be some space gains by removing the spare.
 
You normaly see more potential in older houses, you normaly get a bigger plot and more scope to improve.
 
Terraced houses do not need a cloak room, waste of space.
Pointless reception room is too small to use and it looks like they've just stuck a bed in there as a stopgap, who wants to walk into somebodies bedroom from the outside?
Awkward open plan kitchen area, where do you sit at night, next to the fridge?
With two radiators, why do I see an electric heater in the picture?

It does sound overpriced for what it is, does it have parking rights at all?
 
It’s very small and any potential it might have had is lost because of the missing bit with the drive access to the back. No garden?
 
Thats well over priced & really poorly laid out, & why on earth does such a small house have 2 loos?.
 
I read the reviews before viewing the link and thought the comments were a tad harsh at first.......

But after viewing the link I agree with them! £70k for a 1 bedroom terrace with no garden in Newcastle? Are they having a laugh?
