Bigger Bathroom vs Small Bathroom and En-suite

I would go for one big bathroom with two doors so it can be accessed from the bedroom or landing.

We have a bathroom and ensuite and barely use the main bathroom

I quite like this idea, we have friends with this type of setup.

Personally I like having an ensuite as it somehow feels a bit more private when you have guests etc. I do wonder however if they will go out of fashion at some point i.e. in 30 years time people will turn their noses up and view them with the sort of disdain currently reserved for 70s decor or carpets in bathrooms .
 
^ No, because one is a matter of practicality and one is a matter of taste and fashion.

Ensuites are good and nice and shall remain in proper houses with space enough to afford them. All big houses have them, and trends are moving towards one bathroom per bedroom if anything...things are moving towards more bathrooms, not fewer.

This explains the fact that getting rid of an en-suite reduces the value of a property, which I'm pretty certain we already covered. But it does not make it wrong. And not every buyer has the same wants or needs in a property: if you are a couple who only have the occasional guest then a single shared bathroom is fine.

That pretty much sums things up for us perfectly.

My father lives only 15 miles away and has a 6 bed, 4 bath house which is where any family stay when they visit so we really don't have that need.
Friends all live locally too.
It'll literally be just the two of us and when we do have people over there's already a downstairs bathroom so really can't see demand being high enough for 3!

Theres only my wife and myself live in our house.

We just purchased a property last year, she would not consider houses without an en-suit. By not consider, I mean she would not even look past the right move ad.


Just because its fine doesn't mean its the best option for the future (selling/letting).
 
I'm desperately trying to convince the mrs that we should change the layout of the house to allow for an en suite.
 
Plus if you get married there'll be no nookie anyway and you'll be used to your lass dropping depth charges by then.

I've never had one (an en-suite), but I wouldn't I don't think. Then again, I tend to do my business at around mid-day rather than in the middle of the night. :confused:

She gets banished to the downstairs one. I'll have the golden throne all to myself so I can desecrate it at will!
 
An En-suite is no different to a normal bathroom - they have doors and extractor fans.

Get an En-suite or you will regret it.

Why wouldn't you poo in your ensuite? They have doors and fans, and often windows too. These combined with an odour spray means you're very unlikely to be trying to sleep with the constant stench of crap from your ensuite, if that's what you're worried about.

It's so much nicer getting ready in the morning without really having to leave your bedroom, especially if it's a cold morning and you don't want to have to walk along the corridor to the main bathroom.

Especially when your en-suite has underfloor heating and your main bathroom doesn't.

This wouldn't be an issue. The main bathroom would.

Also one major point is that the en-suite wouldn't be attached to the 'master' bedroom.

The en-suite is attached to the second largest bedroom which is at the back of the house.

The largest room which has a large bay window and views over open fields and hedgerows is at the front and it's this one we plan on using as the master.
