The nervous wait to exchange....

We've had our mortgage approved following the valuation survey.
Been 2 weeks since i asked when the house would be emptied. Still no response so will be phoning for the 5th time today.

Our surveyor has been paid but he can't do his job properly as you can't even get into 3 of the rooms.
 
We've exchanges and my heart has finished pounding away now.

What a mess that was.

No mortgage paperwork today. Hoping for tomorrow otherwise it'll be Tuesday. We'll be getting all the solicitor paperwork signed and witnessed tomorrow so that will be going back on Tuesday. The solicitor already did the searches which came back fine - so exchanging is next for us once everything is signed and sent back.
 
We had an offer accepted 2 weeks ago and just going through paper work now. Our mortgage has been approved but their valuation of the house was £15,000 under our offer ugggh. It's fine we can cover and I was kind of expecting it being in London but not nice though. We can't really re-negotiate though as they had 3 different offers the same as ours but chose us because we are chain free.

Another issue we have is that our rental contract is up in 4 weeks and we explained our situation and asked for a rolling contract. Denied! They said if we don't sign a 12 month contract then we can GTFO. Not sure what we are going to do in the mean time.

We are nervous as we have not found anything we like as of yet. Buyer of our property apparently, wants to be in by end of May! No chance! Great to sell but a pain when nothing on the market is right for us!

I thought an AST tenancy automatically changes into a rolling tenancy once the 6/12 month period is up. They would still have to serve you 2 months notice to leave.

There that's what thought too I don't really understand why they have such a problem with a rolling contract. Got another email back from them this morning and the best the land lord wants to offer is a 6 month contract. Better then 12 but we could potentially be paying rent and mortgage for 3 months.

This is why I can't wait to be in my own home! Having to deal with rental agencies in London is a PITA

Just don't sign anything and then surely you'll get 2 months notice assuming you've got an AST and haven't already been given notice? Not a Landlord & Tenant Lawyer though :p

If it was me I'd just stay and let them serve notice on me. Obviously you would carry on paying the rent still. Hopefully you'd be out before the 2 months is up. Even then court would be longer. But then again I'm a dodgy ** Fully star out all swearing ** :D
 
That's what I mean too, not being a C just playing by the rules!

Just carry on as you are and as long as you don't sign up to a new contract you can't get tied into paying for both rent and mortgage. Worst case scenario would just be that you get 2 months notice given by the landlord and have to find something temporary until purchase completes.
 
Finally had the mortgage paperwork through this morning, along with 200 pages of searches from the solicitor and sent back the contracts/title/etc paperwork all signed. Not really sure what the next step is now, so will give the solicitor a call next week.
 
Well, we put an offer on a property we viewed today, asking price, and it was accepted. It is a massive project as it needs complete gutting!! Wall, ties, rendering, re-plastering inside every room, new ceilings, new kitchen, bathroom and woodwork.

Also needs a small extension and some structural work!!! Driveway cut into front garden, drains re-routed (For extension) attic gutted, insulation.

It has cavity wall insulation which i hate so may look at what type it is and if possible have it sucked out!

Getting a 'Building' survey done asap.

This week has been thrown off a little due to the bank holiday, but I had the mortgage deed and agreement form come through from the solicitor today - already got it signed and witnessed. They've also requested the building insurance schedule, which I've printed off, and our deposit, which I've transferred. Sending all of the paperwork back tomorrow.

Our authority to exchange from Help to Buy was requested on Tuesday, so hopefully we'll get that through tomorrow or Monday ready to exchange next week all being well - it's gone a lot faster than I thought it would...

We're visiting the house on Saturday to do some quick measuring up for the lounge, kitchen and master bedroom for furniture and have the "house tour" next Friday.
 
Offer finally accepted. Guy has moved to Florida so everything goes through his daughter from the estate agent. 3 days to negotiate a price due to the time difference.

Having avoided the last place, we already have the mortgage in principal and this one costs a bit less so should go through easily enough.
Looks like fewer issues too now I have a better idea of what a surveyor checks. No pesky fireplaces (as much as I would like one). 1988 build which is a lot newer than I would usually consider too. No gas in the street so electric only but south facing so some ugly solars on the roof when we get round to it. It'll be interesting.

So 3 weeks later.... mortgage approved, valuation survey done and our surveyor probably be g done tomorrow. Going to measure up on Saturday as not sure whether to re do kitchen or take out a wall and do the whole lot.

And we also found out that searches haven't started yet as their solicitors haven't sent any paperwork yet. ARGH!!!!
Wanted to complete by end of May.

Always a nervous experience. Always issues arise is my experience! Fingers crossed all goes through for all concerned on here. Early days for us but hit one issue already!
