The nervous wait to exchange....

Nothing like selling and buying a house to give you massive stresses. We in our 5th house in 25 yrs!!! Only moved here in sept.
 
Had offer accepted for my first flat a couple of weeks ago, sellers are moving abroad so leaving pretty much all their furniture :) Also means no chain, just us and them.

Solicitor has received property info, home buyers report has been completed, searches have been ordered. Everything seems to have started progressing this week, just in time for it to all stop for Christmas of course.

Still, should hopefully get mortgage offer in first week or 2 of January.
 
After what seems like forever got word this morning we are almost close to exchange . Don't want to get too excited though as have had so many issues like in late November as we were readying exchange the solicitor at the bottom of the chain realised they had not done any searches!!

Fingers crossed.
 
House pretty much ready to move out.

Paid extra for the removals to come on Thursday and box everything ready for Friday. It's all a bit stressful so thought it well worth the outlay.

After the nightmare we have had I will only relax when I get the keys. Then I have 9 days to get my kid registered for the local school!
 
Contracts received at our solicitors today, got all the gas certs and contents listing...

Not sure how long from here but hopefully won't take too long!

I'd be happy if I'm in before March tbh, not sure how possible that is as its my first time.

We did the same when we moved and it was worth every penny. It made the process much easier and less stressful. If we move again we will definitely have the movers come in and do the packing.
 
Had a meeting with the conveyancer today. Hopeful that we'll exchange early next week, and complete in around two weeks time. Will post some pictures once exchange takes place.
 
Follow up to this. The neighbour isn't happy for the vendors solictor to speak with their morgage company. Not sure why yet but I will find out soon enough.

The issue is that the house we are buying has had a garage built over the shared driveway. Next door has built a side extension over 'their half' so the shared driveway no longer exists. Not sure what to do now :(

Approaching 6 months since we had our offer accepted. The neighbour has agreed for our solicitor to speak to his mortgage company so some progress!
 
My solicitor has been ready since the end of November. Just waiting for the rest of the chain to catch up and I'll be moving. So far no date but they've indicated January.
 
Completion date now agreed for the 18th. Exchange is imminent, just waiting on our buyers local searches to complete, which should be anytime now. I have one hell of a list of tech to buy, this just needs weighing against my wife's plans for furniture, decor, and a new kitchen. Think I'll get the new TV, Tado, and a lawn mower through, complete structured cabling, and fibre out to the garage might be a bit of a harder sell.
 
We've got all our searches back now, only thing that came back is conflicting talks about Radon?

One report says Not in a radon area, other says possibility of radon area.

Looking online seems the house is in a 10-15% radon zone...

Anyone came across this or had problems?
 
My parents had a house in Northampton which is generally a high radon area (largely granite underground if I recall correctly). Generally underfloor ventilation will mitigate it, but because the house had cellars they had a radon detector to measure the levels. This wasn't a quick measurement, think it had to left there some time. In their case I can't recall any additional mediation.
 
Without actually carrying out a test the reports are unlikely to be accurate and it's just a probability of how likely it is to be above the action level (how vague is that?! :D). 99% of properties I deal with are in an area with a medium or higher (can't remember the wording off the top of my head) chance of being in a radon affected area, and I live in one, so I don't give it a second thought. If you a) never bought a house and/or b) weren't in conveyancing you'd never know anyway!

I think the shortest recommended time for a radon test is 3 months. In the last almost 4 years I've only ever come across one buyer insist on a test and it ended up coming back as being well below the action level, in a property that had a high chance of being above! Hilarious.

Online seems to suggest asking for a current radon test, failing that protect myself in the contract with a Radon clause? Where if within 3 months levels are detected higher than acceptable, I can claw an agreed sum (few grand) from the sellers to rectify the issue.

Only thing I'd be scared about is losing the house at that point
