Do your sellers know you cant exchange/complete until January?

Yes, I explained our situation to the Estate Agent who has told the sellers. They're more than happy to wait till January. They're moving to rented temporarily so waiting till January saves them some money on rent.

I've been told this by others too. I'll add them to Speed Dial.

Umm no, get to know your solicitor on a lot of the process they are the only people who can act for you. Don't get them annoyed.
If possible get a solicitor who has been recommended. Do not take an estate agents solicitor.
Be patient, but I suppose you don't have much choice here. Xmas will be so stressful

The Estate Agent has recommended a few solicitors, one of which my cousin used and said was very good however I've found a competitive price online which covers all legal fees and a building survey for £1500.

Im due to sign and pay the deposit (or some of the deposit) tomorrow. Does this make the sale legally binding or is that only on the day of completion?

The vendors wife is getting cold feet about selling apparently (or has not wanted to sell from the start)

For the sake of losing the property I would complete tomorrow if possible

Fyi this is a leasehold apartment, no chain either side and offer accepted 9 weeks ago at asking price
 
Please use for your own sanity use a local (to you) Solicitor, you will be doing loads of paperwork back and forth with them over the next couple of months, having your solicitor near by saves a lot of time and effort chasing them.

I went with an online does everything service and regretted every moment of it, slow to respond to emails never able to get your case handler (never your solicitor as you will never actually speak with them) on the phone or to give you a straight answer, a total pain in the rump!
 
i used an online firm back in 2011, 1st Property Lawyers.

They were recommended, half the price of the local solicitors who wanted £££'s for every time we spoke!

The online company gave a quote, stuck to it and we had a seamless sell/purchase.
 
The location of the solicitor means nothing. I have used local and my last purchase one hundreds of miles away.

I changed solicitors last time as the local one was useless, completely, they did seem to have some IT issues going on, but rather than turning away the business they took it and they were truly hopeless. Location means diddly.

So much is able to be done electronically now.

Also, people hate on solicitors, but the majority of the hold ups are actually caused by others, eg not wanting to admit things, saying they have things they dont then obviously not being able to provide copies, local searches taking ages because of council cut backs etc
 
So after saving for the past 2 years, my wife and I finally put an offer on a house the other day and we've just found out that it's been accepted!

We are first time buyers so we're very excited but also very very nervous/scared!

Our offer is at the max of our AIP so fingers crossed Nationwide actually give us the full amount.

Now I've got to sort out a solicitor, get a building survey booked in and the other million things you need to worry about.

Won't be moving till January due to ISA being locked till then so the next 4 months are either going to go very quickly or very slowly!

Any advice for a FTB that might help me?

Ok, your offer will be subject to contract I assume.

What age is the house? You really need to get a building surveyor to have a decent look at the house. Get one that is a member of RICS and check they have some form of insurance. An investment now can save you some money in the long run. Anything that is picked up by the survey could put you in a strong position to negotiate reducing the offer and or insisting the work is carried out before completion. People normally cheap out on this by getting just the condition survey you can pay a bit more and get the home-buyers report or you can pay even more and get a full building Survey, typically the full building surveys are carried out for larger older or renovation projects.
