The nervous wait to exchange....

Cheers all. :)

I have a final viewing Monday before completion on Thursday, what should I be checking?

I'd be interested in this too - as we're viewing on Tuesday before completion on Thursday :cool:

I've read that you should check;
- all the doors; open and close
- all the windows; open and close
- all the appliances; oven, fridge, dishwasher, washing machine
- taps; check they run hot/cold
- showers; run hot/cold
- toilets; use cold water! check boiler doesn't kick in
- all the sockets
- all the lights; inside and outside

Any other recommendations?

Got back an hour ago from viewing the house again, i will list below what i checked. :)

As i have built in appliances i checked:

Fridge/Freezer, Dishwasher, Tumble Dryer, Washing Machine, Oven, Microwave, Gas Hob, checked they all worked, checked the oven got hot, checked the hob ignited and the fridge was cold and the freezer.

Checked the kitchen tap went hot and went cold, checked the plug hole drained the water away.

Checked all the kitchen switches and plugs, opened the drawers and cupboards to make sure no creaking noises or no doors hanging loosely, checked all door handles were tight.

Moved onto the living room, i checked all the plugs were ok, checked the access for Virgin, Sky etc, made sure the windows open and shut flush and the locks work.

Fuse box was checked and ok, light switches and power sockets.

Checked the bathroom for leaks, hot water and cold.

Checked the boiler, starts up fine and also checked the paperwork for warranty and last service.

Front and back door locks were checked, also made sure both doors shut flush and don't open with any resistance.

That's pretty much it, may seem over the top to most experienced buyers but as this is my first home, i wanted to be over cautious. :)
 
Over-cautious? Ha, that's small fry, a big one that is often missed is checking ALL windows for scratches.

I have 6 windows that have mahoosive scratches on them that will need to be replaced, if I had to pay for this, it would cost a crapload.

Check all upstairs floorboards for creaking, especially if the final flooring isn't down yet, as it is a pain to fix after flooring is down.

Check extractor fans too, our downstairs loo would be on even when the light was off, and when turned on it would go jet-engine mode, whereas the other bathrooms are off when the light is off, and 'normal' speed when the light is turned on.

Also check the cooker hood is working, and all the radiators.
 
Meant to be dong something similar last week but the land registery document was incorrect for the 3rd time ..... 4th time lucky this coming week?
Well the 4pm deadline was missed today, no word from my solicitor about the contract change, still waiting for the survey report and my mortgage offer.

Not looking good considering the other parties need to complete by Thursday.

That was very helpfull, but it might all be irrelevant now as our offer was refused as the vendors want the full asking price and we offered 10k under and were not willing to pay more. It is currently priced about 20k - 30k less than a similar done up house you could move into so after reading your post I feel that we may have dodged a bullet there. And so the search continues...

Sounds like it. We bought ours about 40-50k under the equivilant of a not-amazing-but-perfectly-livable alternative. It's funny because back then that was our target and now we have 160k equity.
 
Moving day was today (16th) last 48 hours have been insane - the removal people came Monday to pickup garden stuff and we ended up spontaneously loading half the stuff we had packed generally which turned out to be a good move as even with a 2 hour delay on the solicitors doing their stuff we were barely done in time today. Also silly situation where we had 1 freezer and a couple of boxes over but everything was full so had to get an extra van.

Hadn't slept well for the last 3 days so hit a wall around 8pm where just nothing was making sense but fortunately after nearly an hour of frustration it started to come together.

Have to say by far the solicitors have been the biggest negative of anyone involved in the process - the estate agent has actually been really good, the removal company was punctual, hard working and so far seems minimal to no damaged items but almost every solicitor/similar legal person involved has been a shambles.

EDIT: Forgot the worst bit - going from multiple full speed FTTC to a single FTTC connection which so far struggles to do 17/2 and some 4G which at best is 20/10 with so-so latency.

First world problems and all but man is it painful trying to cope with internet speeds/network conditions that weren't all that long ago cutting edge. I'd forgotten what it was like to wait, even for a short time for a page to load.

Relieved is an understatement!

I bet, hope it all goes smoothly.
 
Surveying the house this morning. Apparently in Switzerland you don't get official surveyors unless bank predicts risk of structural issues but even then often don't care in the hope the house could be resold with known structural issues at buyers risk. Bizarre, so I won't to look for anything obvious. An architect will join but his job is mainly to give an estimate of renovation costs but he might pick up on some catches.
 
Contracts exchanged, deposit paid and all legal fees paid, completing Thursday the 25th. :)

When I get the keys next week, that’s 5 weeks exactly from viewing to completion. :)
 
Having all the fun and games of changing addresses some have been surprisingly quick and easy to do others are a pain - DVLA site/system is horrendously fragmented with one foot still in the last century and so far had no luck doing any of it online and the "my account" section of my car insurer seems to be endlessly loading so far with no success or error. Others like Paypal were a song and dance with it wanting to send me to one part to change the address then telling me I couldn't do it there and sending me elsewhere which sent me back to the start so in the end removed all details and re-added from scratch.
