The nervous wait to exchange....

Phone just popped up 3 years ago as the day we collected our keys!

I remember it well:

- Original exchange/completion date was chaos with solicitors BS-ing all day long and clearly not ready

- Thursday before Good Friday we had to call repeatedly, ended up accusing the solicitors of lying about being ready to complete

- My partner had to sit on the phone to the receptionist and tell them to dial the solicitors with her on the line and make them finish the deal

- Completion at about 4.15pm Thursday. Estate agents obviously closed Good Friday so we collected keys on the Saturday :o

It has however been great since, and I'm glad to not be going through it again right now. Wishing everyone a smooth and timely purchase :D
 
True but unless they are a cash buyer, thier mortgage provider will insist on at least a basic survey to protect thier investment.
Our buyers didn't do a survey on our house but I suppose it's only 4.5 years old and still has a NHBC warranty, whatever that is worth...

Is the completion ever smooth?

On our last completion day I can distinctly remember being stood in the middle of a field whilst my partner was on the phone to the solicitors/mortgage advisors trying to get our keys. I can't remember exactly what happened as I was trying to destress but I do remember getting our keys at 1730 as the developers stayed open late for us to complete and get our keys that day.

We also had a £5000 John Lewis voucher from the developers so we literally got the keys, dumped our stuff in the house and made a late night trip to JL to buy a bunch of rubbish :cry:


Still touch and go, 1 enquiry needing a reply. Seller’s solicitor is on it.

This doesn't sound smooth but you do make it sound fun :D

Maybe only in hindsight though...

The day we collected keys I drove my Smart from south London up the M25 and M1 to Bedford, it was making some worrying vibration noises from the wheels. I managed to borrow a spanner from the garage nearby to check the wheel nuts. Never drove the Smart up again though!
 
Our solicitor requested our mortgage funds on Thursday, in anticipation of an exchange completion on Friday 25th. Buyer''s solicitor wasn't quite as quick but seems to think they can still have the buyers mortgage drawn down for the date. Will hopefully get clarity on Tuesday. Been packing like mad the last few days, boxes everywhere!

In theory should be a simple move on Friday. Our buyers are in rented / FTB. The house we are buying is a new build.

Booked a luton and a transit van for Friday, together with my A4 avant and my parents ID4, should be enough space. I've sold some of the bulky stuff already.

Having read this article (https://www.bbc.co.uk/news/articles/cx20xj5n325o), is anyone moving into new builds considering getting a professional snagging survey done? I'm wondering about it myself.

We have an acquaintance that does this, he’s booked to come over a few days after we move in. I’m not looking for every little detail, just major things.
 
Insulation build quality on newer home is what I'd like someone to snag egV but probably not the time of year to do that.

they did some heat analysis from interior , the blue stuff is cold air flow that should not be present and represents bad block work
made me think anyone with a new build should commision such a study

Will shortly be entering Year 2 of having our place up for sale.

Had some mad low offers and a load of “tyre kickers” so far.

Any idea why it’s not sold ?

Congrats! :) I'm just chasing solicitors / developers today, and it looks like I might be end of May.

It’s been 10 years since I last moved. Going from a small 2 bed terrace to this 3 bed semi was easy. Going from this house and all the extra stuff we’ve accumulated is going to be fun!

Housing market out in Le Sticks is pretty flat and the young rural French want modern single level 4-5 room villa style homes to start families, not 200 year old stone farm house with outbuilding and land.

Also, the French banks are very fussy about who they give mortgages out to (both members of a couple need to have well paid full time jobs) and even then, they only lend out 70-85% LTV.
