Builder buried asbestos in our garden

I don't know, if it is asbestos, he'll need to declare it when he sells up and that's going to impact on the properties value I would have thought.

Yep, depends how long he's going to keep it and costs.
The advice with asbestos is to leave it be if it isn't going to be disturbed. But as you say anyone doing work or anything else has to be informed.

Is the asbestos really that dangerous if its in the ground/ buried in rubble?

I see loads of asbestos still in use on old factories etc, the corrugated grey stuff for the roof and walls etc. Is there more harmful types or something?
 
why have you built a fence through the middle of your garden, in what seems like a random manner ?

Thats the house next door, the bungalow was on 1/2 a acre of land so the knocked it down and build 2 houses.

See I don't get some people, new sleepers are cheaper than railway sleepers and a decent fence is £30.00 a meter, why do some decent brickwork / paving and decking and then top it off with a shoddy fence which is the cheap bit :confused:

I assumed they used the railway sleepers because it give it a little character.

I would rather face an expensive clean up than mesothelioma :)

I will see if we can find someone to come and have a look, but I am more worried about the bits buried in the garden then under the deck.
 
The only real 100% solution is to get some randomly tested.

If you find non-notifiable anyone can remove it with the proper method if you find notifiable then you have to give the HSE 2 week notification and it'll be boiler suits, masks and yellow tents and wash down facilities to remove it all, you may be able to get some machinery in and skip the lot away, rip up the deck remove all what's underneath then strip 300mm off the garden and replace with a decent freeland topsoil, but I doubt you'll want to pay for that or the builder will or his insurer.

As above you should seek professional advice it'd be wrong for anyone to comment / advise based on one photo from a distance.
 
I forgot to say isn't it illegal to dispose of asbestos in that way? Pretty sure it is. So if it does turn out to be asbestos which it might not be. Then you should be able to reclaim costs.

yes. buried or not, broken or intact, it wouldn't be a deal breaker for me as a prospective buyer, it would, however lead me to knock a big amount of the asking price. seems like you've opened up a bit of a can of worms here op but it's better that you know about it.

definitely contact CAB but my first port of call would be the auction house and whoever you or they used to survey the house. the bottom line is, you want all the asbestos gone and i don't think you should have to pay for it.
 
IIRC depends on the grade of asbestos. Just call a professional in and get them to assess it.

When I bought my place I replaced the garage roof which was asbestos and wasn't sure how to get rid of it. I got a pro. in to check it out and he said I *could* bury it and it wouldn't be hazardous, but for a £100 he'd take it away.

Nothing a bucket of dark creocote couldn't replicate, problem with old railway sleepers is the tar, kids climb all over them and get covered and clothes ruined, they smell as well, oh and make a great bonfire.

Depends on it's use, they meet Building Regs and that'll depend on the location, could be toughened and laminated but probably just toughened.

It's dangerous if disturbed and broken up. Long story short, though, no one wants it anywhere that they can avoid...
 
I knew a number of pople who have been killed by the stuff and its something that needs to be taken very seriously.

However if its asbestos concrete panels (like roofing) the risk are allot lower than if its say insulation, assuming your not grinding it up into power.

Ether way as suggested, professional advice is needed, and if they have to clean up... get ready for a huge bill.
 
As an Asbestos Surveyor & Analyst I was going to contribute but then I saw the date...

But generally as Asbestos isnt covered under household insurance you would have to take it up with the seller (but they most likely will say they did not know it was Asbestos etc etc)

And if it is AIB (Asbestos Insulation Board) then it will be very costly to remove (and having to use a removal contractor, which to be honest means it won't be removed properly anyway)
