Can some builders/experts review my extension and quote?

Appreciate the advice but you're also making quite informed suggestions with no information. An extra £30k would get us a worse house, for a start.

Terraces are £200K in Bristol? This is a single story costing £30K
I've never seen terrace extensions in my area recover that kind of outlay.

If this was a two story extension to match next door, I'd see that as a reasonable extension to make the most of what you have.
But doing this just to make a big kitchen and a darker living room? (and one still overshadowed by next door at that)

So it sounds like you got a bargain price for the house, but I can't see that throwing the saved money at it makes sense? Even if you can't move right now, you'd still have £30K in the bank for when you do.

I don't wish to pee on your chips but my kitchen looks slightly bigger than yours and really I only use a third of it.
Yes I'd also like a bigger kitchen, but only because I've seen bigger ones in Country Life.

re:velux,
you can get a triple glazed 1100x3000mm flat rooflight for the cost of those 1m2 velux's

Don't understand the question. A house directly opposite us has just gone up for £300k, so yeah.

A two storey extension would reduce the light further as we'd lose the roof lights. With the position of the stairs we'd need to either cut off part of the existing second bedroom for a corridor making that a single or move the bathroom completely, all for a very small box room at a higher cost.
