I've ordered a gigabyte 7 gaming board, is this going to be a problem then?

A question I don't have the answer to. Look in the manual. It should tell you how the CPU fan headers are controlled.

So if they are variable instead of pwm can I buy an adapter like this?

1 x CPU (PWM), 1 CPU_OPT (DC), 3 x SYS (DC) is what it says?
Do I guess it will be full speed or il have to swap the fans out.

Would these be the right ones?

I would assume the CPU_OPT is variable voltage controlled. If it is not adjustable, The Phanteks hub will work .. or contact user Tealc. He makes a very nice little adapter for less money.

As long as you can plug/unplug the fan from motherboard it's easy to do. They are small circuitboard about 15x80mm, about 15mm thick with all components, and have 2x-4x 3-pin fan headers to plug fans into. And a 12" lead with PWM plug for PWM fan header.
