Electrical rewire

Even so the price seems massively excessive.

That's because it is, it's twice the price I'd expect up here for that type of property.

We pay about £3k for a 2 bed house and that's using a sub contractor where the main contractor has put a little on top for themselves.

I'd be looking at paying no more than £3k taking into account current cable prices, as they will need to go up a size on cable due to the installation method likely to be used.

£5k is eyes out money imo, I'd expect something like that for a 4 bed house with garage for example.

Further south it's probably about right.

100% get other quotes as that's more or less a elderly person getting taken advantage of. My parents have just had a semi detached rewired for £3k last year.

Edit as this included some plastering too.

Yeah I 100% agree.

For a rewire though lets be honest the sparky is going to drive an earth rod into the ground he isn't going to waste the time and expense getting the in coming main upgraded just for this, every house I've ever lived in has a rod in the ground and the last two have been fully rewired within the last decade so what you suggested isn't necessary or required in regulations and certainly won't be included in the sparkies quote.

Correct, an electrician isn't going to be contacting the DNO about supply upgrades.. we would expect the customer to deal with that separate if required. But yeah we would just work to a TT system if there was no TNS or TNCS and add a little on for installing a Rod (Sometimes two rods depending on the reading you get)

I paid £1.5k 5 years ago, that didn't include plastering.
3 bed Semi, with garage, I also asked for radial not ring wiring, so that pushed cable price up a tiny bit.

You got a bargain probably using stolen materials.
100m of 2.5 t&e is £98 alone.
Edit: seen it for £77 but still expensive.
£3500-£4000 is realistic but it really does depend on what the customer wants, fancy lights? Data? Dimmers? Downlights?

Sorry for hijack but some of you seem in the know - do these prices include refinishing the plaster or not? Is there now some magic that means you don't need to rip the old cables out of the walls?? I know nothing...

I don’t know an electrician that does his own plastering and decorating.
They are usually too busy working as electricians to do this sort of work.
There’s a fair chance they may know a plasterer if they do full rewires regularly. Usually you will have to sort out your own decorating.
The crucial thing is to ensure that you get what you want, sockets and switches where you want them not what’s easy for him.
Do you want an electric shower? Provision for EV in the future etc.
A rewire can literally be a simple socket and light in each room right up to full data, tv points, downlights etc.
Make sure you are comparing like with like when looking at prices.

It’s a request to the DNO, they do it. I got a house rewired and it was £100 to upgrade the incoming supply. Rereading the OP it’s probably more the earths are missing to the lights and plugs.
