extending/modifying ones house instead of moving

What are you planning on doing?

I want to modify my house , I'm not occupying it yet so I have the perfect opportunity to make some huge alterations, my biggest idea is to knock out the chimney dividing the kitchen and the dining room, this will give me a room size of 9m x 3.6m, I then plan to brick off about 1.5 metres at the back end and turn it into two rooms, one for a toilet and the other as a utility/washroom. This will involve getting a structural engineer in to calculate loading, size and placement of an RSJ, my mate who is a builder can then start off the work and I'll do the easy stuff such as breaking things :D

I'm already part way through modifying the loft bedroom which is just a case of moving stud walls to give a larger floorspace, the hard part if shifting all the waster rubble & wood down to the groundfloor & into the skip.
 
I am in the process of having a single storey extension to the back. Plans are passed.:)

But.. My first quote came back at nearly £2k p/sq mtr, and my research 6 months ago was closer to £1k p/sq mtr, so either the first quoter is trying it on or building costs have risen dramatically.:mad:
 
£2k per m2?!

i was thinking of how much wasted space my loft is in this terraced house. i went up there the other day, it's a huge space! would just need to figure out where to put the staircase
 
I did a double storey extension at my last house, and am doing a loft conversion on this one. I believe this is the best way to make the most of the properties.

how big was the extension and how much did it cost if you don't mind me asking?
 
1) Converted the old 'outhouse' / coal shed into a utility room attached to the kitchen and home office. Cost approx £1k (materials only)

2) Added a self-built conservatory. Cost approx £7k (convervatory kit + materials)

3) Loft conversion to add 2 bedrooms. Cost approx £30k (used 'professionals')

Combined with other general improvement and redecoration has probably added around £80k to the value of the house (comparing our house value to similar unimproved properties in the area).
 
Depends why you're doing it to be honest.

If you're doing it to make money and then buy elsewhere, you need to look into what other houses are selling for in your area. I know if I spent 30K adding two rooms and a garage to my house it would only add 15-20k to the value.

If you're doing it because you need more room and it's cheaper than buying another property then as long as you can afford it and you're not losing out too much then go for it.

Either way look at prices of properties recently sold in your area so you know where you're at :)
 
cost about 8.5k for a 4.5 X 4 x 4 meter extension including replacing the existing roof on the house and the porch. Did almost all the work myself (with the good lady helping). Added a bedroom, increased the size of the other, added a huge kitchen and moved the bathroom.

nice. my only gripe would be the patio doors are a different material to the windows?
 
'Rents had;

New garage, bigger then old one.
New kitchen, a lot bigger then old one + spent a tonnes on getting it done up, all handcut / made to fit ect ect.
Living room extended (almost doubled)
New bigger bathroom
New office
Two new very large bedrooms (one with a walk in wardrobe)
Another new bathroom

+ A new shed :D

+ Entire house (bar Dining room) done up to a high standard.

My Dad often says it would have cost the same or just a bit less to move to a bigger house, they really like the area :)

House was worth about 300'000 ish pre building work (as they were thinking of selling) not had it revalued since (few years ago).

The difference is amazing. Lot's of hassle with the building work, builders running off with money ect ect (that's another story :) )
