Help with new build

I've sold my current rig (sig). I managed to get market price thus sold.

12700k
Z690
16GB DDR4
3090
Gen 4 1TB
Gen 4 2TB
850W PSU

Looking to do a new build now. I only upgrade every few years so not worried with socket going EOL. I do care about heat and ideally running at lower rpm levels. looking at the new benchmarks for both platforms, I am not sure wether to go for 13700k or 7700x.

For the new Build I've already purchased the following:

CPU: Intel or AMD?
RAM: TG Delta 32GB DDR5 PC5-57600C34 7200MHz - Will this be compatible with AMD motherboards?
GPU: Waiting on RDNA3 to decide
WD 850X 1TB (OS) and 2TB (Games) Drives
Tt Toughpower GEN 5 GF3 1350W

AMD are known for extending the life of a platform so I would sway towards that. Memory you already picked so its a case of hoping it works or seeing if its on the motherboard qvl list for compatabilty.

Will I see a downgrade in performance going from 12700k to 7700x? Reviews are all over the place atm, some show 7700x on average still slower than 12700k in gaming while others showing it’s higher :S

If I'm being honest I'd say you made a mistake in selling the old rig. It was pretty high end to start with and you're not really going to see a huge performance up tick outside of grabbing say a rtx4090.

IF you maybe intend to swap out the cpu mid cycle, to say a 3D cache AMD then that would be the better option long term, if not Intel are the 'value' option. Personally I'd still go AMD though because one it doesn't use as much power and most benchmarks don't seem to take into account the boost you can get from tweaking curve optimiser and PBO on AMD chips.

Specific Games favour AMD or INTEL but not sure why you wanted to move from a 12700k as the performance increase to say 13th gen isnt worth the cost.

To provide some context. The rig I sold was on an NZXT Razer S340 case. I wanted to move to a bigger case to accommodate a 4090. It took me forever to cable manage everything and the thought of moving it all to a new case and then changing the PSU again when the Tt ATX 3.0 PCIe-5 became available was the reason I decided I’ll just build new rig altogether. Opportunity came to sell it at cost price and I took it.

The new case I bought is a Fractal Torrent RGB.

I also wanted to move from DDR4 to DDR5. I managed to get the DDR5 kit as a gift so that cost is negated.

Now I have the option to go with either.

Here are two benchmark showing averages but both show different results. Maybe the 4090 is what it takes to show 7700x’s potential?

Yeah, the benches are all over the place right now and like mickyflinn said, games seem to have different preferences.

My impression (trying and probably badly, to summarise the reviews) is that:
- The 13600K is generally a bit faster than the 12700K in games and not far off in productivity.
- The 13700K seems to be faster than the 12900K, maybe on a par with the 7700X, but productivity is much better than the 7700X, closing on the 7900X.
- The 13900K is a bit faster than the 13700K and 7700X in games and beats the 7900X fairly consistently in productivity, but not the 7950X, which is a chunk faster.
