My brother wants a good cheep PC so looking to shift the guts of my PC to him to keep his costs down and go upgrade mine.

looking to put together an I7 build, but is there relay much benefit over I5 or even my Q6600?

looking at the following.

Microsoft Windows 7 Home Premium 32-Bit - OEM (GFC-00564) - £79.89

Total - £1,032.31, looking to get £450-£500 for my stuff.

any improvements would be welcome. Is this actually going to give me any benefit at all over my Q6600 rig? would look to overclock on water.

use my rig for mainly for games, 3D modelling (Inventor & Solidworks) and some rendering.

Link below shows a comparison between the two (920 tested) overclock to 4ghz ~
you should see a reasonable improvement.

I presume you mean from you signature rig. Really it depends on what you are going to be using it for. For purely gaming terms you could just improve your graphics card and try to overclock the Q6600 a bit further. For video rendering and encoding then yes you will see a some improvement.

Very difficult to answer in all honesty.
