From my experience as a tenant I would never use a letting agent, they don't keep the landlord's properties in good condition, one letting agent caused me to leave one property due to leaving the heating broken for over a year, my neighbours left due to mushrooms growing in their apartment ( this was a high end apartment complex), another caused me to leave because they were unresponsive to my emails and never answered the out of hours emergency number, this resulted in both landlord's losing months worth of rent while they tried to find another tenant.
