Mortgage Rate Rises

Last time I got off the underground in Central London the first thing getting to street level was the smell of fumes and pollution.
Soon get used to it. But can't believe air quality at street level is same as rural uk

Looks like an inverse of the UK radiation exposure map. Just a curious observation.

I follow the real time data for the pollution levels and London only has issues in very limited places. It’s not really any different to other cities across the country.

London naturally has dirtier air, not just because of more cars, but a lack of countryside to absord the dust and Grit and crud from the air. Every time I go to London my eyes feel it. It can't be up for debate surely that London is dirtier than say a little village up north

However to say ulez hasnt helped is nuts. I know so so many people that have bought newer cars only because they are forced to due to ulez, especially as it's increasing way outside central London this year, that's really going to be a big difference as those are the drivers, unlike many londoners not having cars.

IMF is high. Rates rose because of inflation which was caused by the war in Ukraine - not by Covid. When the war in Ukraine is over it might be reasonable to expect inflation to fall and therefore rates to fall again, but there'll be the war in Taiwan to ram a spanner in that.

where did yo get that information from vs the one posted previously?

The north does not look exactly "clean" itself while looking at that

Covid did cause inflation, supply side inflation. With the combination of huge amounts of money having been saved through lockdowns and then supply shortages of goods (due to disruption in supply chains) led to rapid and large increases in costs of materials & goods.

Then the Ukranian war came along and caused more inflation with energy and food instability.

London has one of the most parks as a city

Correct. Also one of the least dense cities. Half the density of Leeds for example.

Most of the country is DAQI 3 at the moment. North west London and near Newcastle at DAQI 2.

These are some of the lowest in the country for what is a really low number.

Some other countries right now.

The countries likely to be successful in the future will be those whose central bank structure can carry a modest interest rate without it being inflationary. Those who have to resort to near zero interest rates will fail.

Great posts and shows that London is not that polluted compared to the rest of the UK.

London is not just Westminster and Oxford Street...

Saying that, Oxford Street has a massive park at the end of it lol

Don't let facts get in the way of a good moan, do you even British? ;)

Wonder if he'll post those same graphs when the picture isnt as good?
I will. I don’t watch the app all the time. I tried to pick up the worst when there’s rush hour today. It’s very rare but usually 1 or 2 times a year we will get a big load of dust coming up from the Sahara or just bad winds from Europe and we will get some higher numbers.

You could just look at the annual data, its quite clear things are worse in cities and the larger cities tend to be the worst. The London pollution even spreads out over the south east area particularly particulate pollution, it also comes in from Europe to the South east. Living near roads is bad anywhere but roads are busier and more concentrated in large cities.

E.g https://www.centreforcities.org/reader/cities-outlook-2020/air-quality-cities/

NO2 has a clear local pattern and is mostly concentrated where it is emitted: in urban areas and by busy roads. NO2 values are particularly high in the areas around London, but all urban areas have high levels.

PM2.5, which includes soot and dust generated by the burning of fuels and from brake pads being applied to tyres, is more widely spread. Despite this there is still a clear geography — levels are higher in cities than their surrounding areas, and particularly high in cities in the Greater South East.7 The higher levels seen across the Greater South East as a whole result partly from emissions from London and from contributions from continental Europe.

I think we are arguing over small numbers. Anything can be painted bad by just painting the max as red. London as red with the number 10 but the rest of the country blue with number 8. Both being very low numbers.

Ultra-low interest rates set to return, IMF says

We knew this was going to happen, high interest rates aren't good for the economy. It's just a question of when and how low will it go.

Why were banks offering 5 years fixed cheaper than 2 years? Were they trying to help customers or locking customers in at a higher rate?

You've got to feel for the poor guys who have secured rates in the last ~6 months only to see these headlines of potential rates crashing. We're due to renew end of June so I'm hopeful if there's any truth in this then it happens soon!
