My apartment Project log

I have one and they are very good - I feel confident in saying that anyone who tries one will think it is a good idea and want one.

Agreed, I was sold on the idea after staying in hotels in Asia where it seems to be normal.

The only real down side is the cost!
 
I might be a bit out of the loop with door prices. But are they bullet proof too?

Lol no but they are FD 30 door sets, so inc frames and stuff. I have 14 doors, a big steel door and one wardrobe door so overall its not bad value. They are all walnut which bumped the price up a little.
 
Do you have a rough valuation idea once complete? I'd bet that's mega.

One guy came in and said 600k with the aim to sell at 550 which is a joke.

Realistic is around £1m. At that level I would make something but not huge amounts. This project was never about making money but more about building my dream home.

I quite dislike living this far north so at some point I may move back to London.

The next time I will only build around 3500 sq feet.

When you say realistic is £1m is that what you would realistically want for it or would the market in that area support such a price?

Well we had a few agents round and thats the sort of number they had come to. There is nothing to compare it to but a 3500 sq ft house in the same area can go for £800 to £900k but they will have a big garden. However my place is twice the size and has a excellent spec.

You must have put about £600/700k into the whole thing yourself mind you. Original thread way back in 2009 you said you were 50-75k short and that was before all the work started.

Is it worth it? Are you happy with the overall spend? Just curious!

Well, our original estimate was way way off. We kept increasing the spec and finding unexpected costs, so my expected shortfall went from 50 to 75k to over £200k in the end. I got a little help from my parents, an extra 75k from the bank and basically put everything we earn into the project.

Was it worth it? I dont really know. I was around 27/28 when I started it, I probably could have spent my time doing something more interesting, but if we stay up north it will provide us with a amazing family home. If it was in or close to London I would be over the moon with it.

I have to seriously doubt that even an amazing apartment in that location will ever command as much as a house half the size (but lets face it, still very sizeable with associated grounds and private driveway etc) would? It will be interesting if you ever sell it to see how it does.
 
I'm with Dr House - final value only really matters if he ever needs to sell. It's then up to the next owner to decide how much it's worth...

Absolutely astounding spec and good for you on not compromising. Yes, it's taken more time (and more money), but once you're in a position to enjoy it, you'll have an incredible home with every imaginable luxury.
