Just out of interest, are there any websites worth monitoring/looking at for non-standard property opportunities (i.e. either unmortgageable or going to auction so the money has to be ready to go...)?

All the ones i tried are just a fee based money making scheme, just get out to the auctions yourself and get on a few of the mailing lists.
 
Yah he is doing most of the work. It was the architect that spotted the mistakes in the constructions. This fireproofing has put us almost 10 month behind:mad:

I know that feeling im 14 months behind on a 10 month project, is that even possible.

I keep in eye on Right move and auction websites, I often search for land there as sometimes agents list dilapidated properties under the land section.

It is sometimes worth checking for unsold lots at auctions

I know that feeling im 14 months behind on a 10 month project, is that even possible.

Tell me about it, the whole project should have been 6 months long, 3 months planning and 3 months building. One year later and we still have not done a thing.

Iv got three bids pending now, 1 i will get im sure, fingers crossed on the others.
 
I hope I'm wrong but this sounds like a train wreck.

if I were you I'd stop wasting money on hobs and finishings and get the shell into a sellable state, that way if you don't get extra funding or the bottom drops out of your investments you have something to fall back on, odds on a developer wont give you tuppance for a motorised mielle hob.

hope I'm wrong but it doesnt read at all well, unless your combined families have deep bailout pockets, in which case you are sorted.

Yah it was a fantastic buy, if you remember I asked if you where interested in the one next door but you snobbed the CR post code:p.

The developer built 2 of them one for him self and one for his dad, so he has done everything to a very high spec with under floor heating, Rako mood lighting, solid wood/glass stairs, Miele kitchen and WestOne bathrooms. The poor guy spent 5 years on the project and lost a lot of money in the end

I would not go as far as calling it a train wreck but we have hit some bumps in the road, the problem is that my wife does not want to sell it and until she finishes her specialisation in 2.5 years we will definitely not be moving so I still want to do it to a high standard and not just look at it from an investment point of view.

I am lucky in that both of our parents have quite deep pockets and are both willing to help us its just that I am too proud to accept it however if the brown stuff hits the fan I will have to accept my parents money and just refinance it at a later date to pay them back.

a) stock up on the greatest gadgets money can buy :cool:
b) hide them,
c) feign financial hardhsip :(
d) accept the bail out,
e) complete project :cool:
f) sleep badly worrying about your white lies :(
g) install hidden gadgets :cool:
h) sleep soundly :D
i) profit!

It only moves 30cm, might as well just leave it in the up position and not be banging your head on it all the time right? Steam/heat rises anyway so whats the benefit?
$5 says after one month the novelty wears off and you just leave it up anyway, for it to be worth anything it'd have to be automatic...

Not hating on anything, I love gadgets, useful ones ;)

lol Im trying my best to do it on my own or as close to as possible, my dad is a gadget feend and keeps trying to persuade me to incorporate all sorts of weird and wonderful toys.

Well the hood will be in the middle of the island so the idea is that it will be stored 30cm above the hight of a normal hood and will only move down when cooking thus not obstructing the view when you are not cooking.

We also have a miele induction hob, the hob automatically controls the hight and fan speed of the hood so theoretically we should never have to even press a button on the hood.
 
Very small update.

We finally sorted out many of the building regulation problems which has shaved another 25k off the build cost. I also have managed to come to an out of court settlement with the developer on some issues so things have started moving nicely.

We should start the build work on 18.07.11, I dont know how long its going to take but we should have a time line soon. I estimate 6 months.


We have finalised 2 of the bathroom arraignments, the pictures are just to give you an idea of the arrangement not the tiles or Sanitaryware.

Kitchen we are a bit closer to a final arrangement. The back run of units are solid basalt faced (it’s a volcanic rock), the island run of kitchen cabinets will be in frosted white glass. I don’t know what color the floor will be yet but probably white also.

Ok so we have finally started work on this thing, 2 years late but its going.

I can't wait for updates, can't believe it's been two years.

What software was those renders?


There should be quite a lot of work done over the next 3 months and then it will slow down again until I manage to sort out some more liquid cash.


No idea about the renders sorry.
