My house renovation project

So last night was spent cutting the spot lights out for the ground floor!
Looks a bit like an airport landing strip!! lol

Also popped into magnet with my granite samples to see how they all match up with my plans!
Looking good so far!

Couple of pictures from when I bought the house originally:

When I originally took the old fireplace out 3 years ago!

The overgrown garden! - Original!

Don't worry about that!
Going to look at some proper wood this week, going to go dark I think!

Ceiling now plastered! Some of the spots look a bit funny in this pic with the wide-angle lens.
Next weekend walls to be bonded and skimmed. Progress!

Few picture updates, all the bonding has been done now!
Just waiting for the guys to come back and skim the kitchen this week so the fitter can get started with that.

Hoping we will be completed in the next 4 weeks providing I dont get let down by any more trades people!!

You're not doing any of the work yourself?
Think i'd go barmey waiting for the relevant trades to show up. I know what they're like. I'd tackle a lot of the work myself, for that very reason.
I totally understand your choice for paying someone to do it all though. :)

Hi there,

Things like the demolition, building the cupboard under the stairs, plasterboarding the ceiling, routing the cables etc... I've all done myself.

Plastering is an art and it pays for someone who knows what they're doing to take care of it.
The same applies to plumbing and electrical work.
Whilst I think I'd be fairly competent I'm neither a plumber or electrician and wanted everything done properly.

Again with the kitchen, a friend of mine who is very handy fitted his own kitchen but there are imperfections.
The chap fitting my kitchen's work is superior to any I've seen so far so it's worth the investment.

Cool beans. Yeah, i guess with the amount you're spending on the whole house, you either do some yourself to save some money or you pay and have the whole lot done to a great standard. Horse for courses.
Looking forward to end pics bud, should be sweet. :)

I've tried to do as much as I can myself but it's so hard when you've done 12 hours of work to get the motivation to do things and to do them to a standard you'd be happy with.

Just had the plasterer on the phone to say we're going to get skimmed up tomorrow in the kitchen area so the kitchen fitter can crack on this week and start fitting the kitchen! How exciting :D

Hi there

Had to get them in next couple of days or would be another 2 weeks before I could get it done which would have messed with my pre Xmas timescale!

The units are from magnet planar white handle less kitchen. The cost for the units with integrated appliances (fridge freezer washing machine dishwasher oven hob and extractor) which was 5.5K all in. The end panels are quite expensive too.
Fitting cost £1200 excluding the electrical work and plastering.
The worktops are steel grey granite which would have been £2600 but I have a friend in the trade who owes me a favour!

It has been placed on something, if it is two skids, from front to back then it isn't so bad, but if it has been placed onto 4 individual blocks you will have an utter nightmare should you ever have to pull it out.

Also, the feet look like they have been dialled all the way up so when the worktop does go on you will not be able to drop the machine as the feet are already adjusted.

We come across loads where 4 blocks are put down, the appliance put in then the worktop in put on top.

I've no idea, I don't profess to being a kitchen fitter! - But thanks for your advice I'll mention to the guys and see what they say.

£1200 for fitting, plastering and electrics? Bargain. What sort of electrics did you need? Cost me half that for my spark work!

Hi there, I said £1,200 EXCLUDING plastering and electrics.

I basically had the whole house rewired to 17th Edition, well I ran a lot of the cables and the sparky mate of mine has checked it and connected it all to the Consumer unit.

But to answer your question on electrics I have a new ring for the kitchen.
new wiring for the boiler.
3 new double sockets.
Grid switch for the integrated appliances.
Wiring for LED strip lights under cabinets.
New oven feed.
Two outside lights.
Spotlights.

Kitchen looks nice mate :)
Magnet tho  they were by far the most expensive quotes we had.

Yeah end panels are retarded prices tbh, what I noticed tho was if you go for one of the more "basic" range's end panels they seem to be EXACTLY the same as the expensive ranges LOL.

Sneaky adding a door to the front of the boiler, works well :)
Those blocks look very bad shoudl anything ever go wrong wiht the washer lol

Grey worktops were a no from the missus :( Thats what I wanted tho
We've ended up going with black granite, stiull undecided on source tho

The Kitchen Fitter has a trade account with Magnet so I was able to choose what I wanted and take advantage of the trade discount available.
I tried DIY-Kitchens who came out around £400 cheaper but given the experience I had with 'betterbathrooms.com' I decided to spend more an go local should I have any issues I have a 10 minute drive rather than a 3 hour drive.

I basically designed the kitchen layout and got the magnet man to draw it all up properly.
I wanted everything hidden away as much as possible.

That's what I get for posting when tired :D

lol no worries mate

Still think that when the misses has a pile of washing and drying to do its gonna drive you insane. My games room was decommissioned on the first baby and now im stuck in the open plan dining/kitchen still a fair distance away from the washer and tumble drier but need to have a have a pair of turtle beaches ready.

Yeah well there's only the two of us, it's actually my house. She isn't due to move in full time just yet, but when I do washing it will probably a case of putting it on at lunchtime and hanging it out to dry when I get home!

But I do have a set of Turtle Beaches just incase ;)

Hi there!

Been a week or so since I last updated - Camera update coming soon - limited on light the last few days with a busy schedule!

Following updates have happened.

- Ground floor reskimmed.
- Kitchen finished (bar worktop)
- Granite worktop template done (Fitting is happening next week).
- Ground floor painted brilliant white (took an age for the plaster to go off).
- Ceiling painted.
- Bathroom ceiling reskimmed (last job was ropey)
- Bathroom wall skimmed.

As of Wednesday the sparky is coming in to finish up his bits left over.
So I'm hoping to get photographs this week when I've got the spotlights in and LED strip lights in the kitchen.

Sky being installed a week friday! - It's all happening at the moment!!

Picture updates!

Ground floor all skimmed!

Ceiling mostly finished bar a few bits of touching up round the edges...

Walls all need another coat, I've had to fill and sand a couple of bits back as well.

Random picture of the Second bedroom I'm starting to paint after stripping and sanding the walls!

Landing Mid-painting!

Hi there, small update.

The spotlights are now in!!
Bathroom is painted.

Should finish the electrics tomorrow get the landing and bathroom spotlights in!

Pictures! (Phone pictures)

Couple of small updates!

Most been cleaning the house of dust etc so I could paint the main wall downstairs ready for the radiators to go on tomorrow.

The ceiling still needs a bit of touch up around the edges as does the front wall where the window is!

Bathroom been painted, spotlights in, lots of cleaning taken place in here ready for grouting tomorrow!

Living room wall painted!

Original light hole patched up, three spotlights installed on the landing.

Full steam ahead over the next week, granite worktops being fitted this week!

Thanks mate!

Been keeping a close eye on your project too!
To be honest I nearly went for the grey as it does look smart my only concern with going grey was the fashion cycle you can't really go wrong with white!
Yeah I've had the lightwave kit for a while, got two switches downstairs for all lights, one for kitchen led strip LEDs rigged up to a pir same as the bathroom.

Bit of progress today but wasn't picture worthy! Sanding and filling... Lots of it!

The way I've got it configured (although haven't wired it all in yet) is.
PIR paired to a switch on the wall, hoping there is enough load with three lots of lights if not I will have to try and add some load in!

Sanding and filling is painful but so worth it for the end product!
I took my time with the main lounge wall, filling uneven parts, sanding back, painting sanding, painting again! But the finish is as good as it can be!

The plan is to have the bathroom, heating, electrics and ground floor finished by the weekend.
