Clapham, decent area but in a decapitated squalor, the mansion from the film Fight Club may be a fair example. It's just ridiculous how much landlords charge, I wouldn't be concerned if my rent was along the lines of 7% of house value - national average, but I think its probably more like 15-20%.

Only if the property is freehold and not leasehold. A lot of newer builds are leasehold only.
Give it a lick of paint if it needs it, but don't replace the kitchen and bathroom etc., that would be a complete waste of money. There is no legal guarantee that you can stay any longer than your tenancy agreement, only your agents word, which means nothing.
