New home builder issues with garage

It would be an expression of interest initially until you exchanged contracts and paid the deposit. You may argue completing the reservation forms and paying the reservation fee would be some form of contract, but given modern conveyancing procedures and the common use of reservation fees I don't think it would get very far at all.

In any case you only enter into a formal contract to buy when you exchange contracts and pay the 10% deposit - most newbuild contracts will have a clause relating to the property specification or even a copy of the specification attached. I don't think you'd end up getting much so i'd just push for some form of non monetary compensation - builders are far more likely to offer this than cash compensation.
 
Over £250k for a 3bed in the midlands (I assume) sounds quite steep to me, unless it is a particularly desirable location.

No offence, but that's a meaningless comment given how big the West Midlands is and the diversity of rich / poor / nice / shoddy areas that exist there.

A three bed detached new build for £250 sounds about par.
 
Hmm I didn't buy mine new, but I know the original buys paid £197500 for the 4 bed detached with single garage i'm now in. Few issues with road adoption etc knocked down the price.

However they are still building the estate, final phase about to start. 3 story 5 bed detached are selling for £279k. Just the area i guess. . . . :-/

I'm pretty sure according to the BBC this morning £220k was the average for the W Mids, so it's pretty much spot on.
 
You can't say what is and what isn't a good price for a house as it all comes down to area. I've found certain parts of Birmingham very expensive then you find identical houses further into Dudley way and they're waaaaay cheaper. But we want to be where we have reserved as it's a distance from everything that we're happy with.

If I wanted to pay less then basically I'd move further out of Birmingham.

It does to me too! Heck I was tempted by Redditch, then I realised it is Redditch and is much cheaper for a reason. :D

However quality of life for me involves ensuring that we both have shorter commutes and are within close proximity of parents. I'm not interested in being far away from people I care about or places I frequent.
 
I cant believe how much house prices have changed in 25 years!! Even 10 years!

I would never be able to start on the property ladder these days!

Blimey, my first house cost me £38k, terrace.

I am thankful we dont have a mortgage as that was finished 10 years ago. House prices in some parts of the country are completely silly

But how much did you earn back then?

Surely its all down to inflation.

Average wage in 1980 was around £6000. Its now probably nearer to £30000

So I think its to be expected.

So they've called me back today.

After a discussion about potential extras added, and then interest in the larger houses with a "good discount" I then left it with them to make me an offer.

About 30min ago I got another call back and they have said they will tint the bricks. Result.

Apparently the offers were on the table as the tinting of the bricks was being rejected by many, including the builders.

My conditions are that the whole garage must be tinted and that it matches the house. If it is done badly or very obviously different then further discussions to be had based on my happiness.

Wouldn't have minded some freebies, but they're rectifying the mistake which is more than enough. :)

good that you got the result you wanted. You never know, you still might be able to get some freebies thrown in :)
 
Good result all things considered - just be advised that my Dad has had to re-tint his bricks on his extension twice now (over a period of many years though) - depending on how it's done, it might not be permanent.
