no but i've done projects all over the uk - mostly in the traditionally "cheaper areas" and have overseen a few self builds etc. I'm very surprised you are managing to get extension prices at 1k per m2 in london but well done if you are!

in all seriousness could you trust me one of your quotes, I'd be interested in seeing the rates against some of the items as i've just had a tender return in
 
The Windows were around £800 each. If you want wow factor then I'd budget more than £1k per sq metre. 4m x 7m extension we did has probably topped £45k with me doing a chunk of the work. I fitted the kitchen myself and did the flooring. If you add in the garden redoing it adds another £2k'ish with me doing all the work. Big ticket items were:

£4K for bifold doors
£7.5k for kitchen units etc
£1k for range master cooker
£800 for American fridge freezer
£2.4k roof domes
£1k for tiles
£800 for wood floor
£2k architect/building refs

bifolding doors look mint but it would take me out of budget so I'm going for french patio doors to keep the costs lower here.

I will do a bit of the work like painting, putting the floors in to save costs. I can't build walls or plaster wish I could sometimes.


Just thinking would 3 sky windows like yours bring in more daylight than my original design of one big sky lantern window.
 
I'd say the single lantern would bring in more light, but sometimes it could be too much with bright sunlight coming in at angles. The Windows let you spread it out over a bigger area, so that's 5m if you count the 1m gaps, I'd imagine a 5m lantern would be expensive and also pose some structural issues to overcome.
 
nah the lantern I am after is prob 1.5m x 2m

that garden is west or north west so it is fairly dark and cold most of the year luckily the garden is very very long though.

I have a length of 6m long in total. The idea of having 3 separate windows like yours is something I am currently considering just not sure which option is better for me.
 
The dome windows I got go up to 1.5x1.5m, there's part of me that would like more light (the architect originally out in 1.2x1.2 but when I saw them in the flesh I thought it was too much), but definitely need a way to shut them out during the day . Watching TV through the summer is painful and if we have mates/family staying over it's bright at 4-5am.
 
where did you get these sky windows from? so they are not flat sky windows? any chance of a pic from the outside please

£1,000 per square metre is a great price, especially for London. Get plenty of quotes please, even in Birmingham we went with someone who quoted just over £1,000 per metre (other quotes were much more) and got seriously burned. Everything turned out OK in the end, but please please be careful and don't rush into it.

A 1.5 x 2 metre roof light will be the same area as 3 x 1 x 1 m lights. The larger window might allow beans of sunlight in more easily though. It all depends on your aspect. I love the three separate windows as pictured above and it works really nicely, however if I were designing it I think I would have gone for a large lantern across the whole space (expensive though).

Out of interest, why a flat roof?

I got to be honest I am torn about whether a bigger window is better.

You have a valid point about the situation. I can't afford a lantern across the whole 6metres it will be 2 metres max.


The roof has to be flat due to the design of the house - the upstairs bedroom window is slightly lower than the bathroom window. Otherwise I would have 90% went with a sloping roof.
 
Can you do a sloped roof?

I had a UK04 velux put in my kitchen extension £500 for a 138cm wide by 98cm.
 
that looks like a nice configuration. you only have light from one angle though
how big is that extensions dimensions?
 
It's the same as a sloped roof just appearance outside is different. Light will still come in. Probably more light as the windows are bigger and you can also flare the opening. You can also open the windows and add solar powered electric blinds (manual opening skylights )

The house will block any 'advantage' of a flat roof
 
how much did those windows cost you in total? I'm really looking for maximum light at the back of the house is cold and dark. How big is each window?

I have to say it looks mightly impressive that sky window does! wow I think it looks better than 3 smaller windows. What you all reckon?
 
If that was on my extension it would be right in the sight line of the first floor rear windows, not sure I'd like to be looking at that all day from the little office that's used one of the windows. Does look impressive though.
