The nervous wait to exchange....

We are now in a world of pain.

I heard back from the surveyor, and there's dry rot in the skirting board which is the in the room behind the shower. The source of moisture to the dry rot has been from the shower. The house hasn't been occupied for six months, so it's dried out, but we have no idea as to the extent of the spread. We haven't exchanged or anything yet, so the problem isn't ours, but it's gutting to find out so late on in the process.

We then heard back from the surveyor who looked at the house on behalf of the mortgage company, and he's noticed that there's an "active infestation of wood-boring beetle" in the roof beams.

We haven't heard back from the mortgage company, but at this rate it'll either entail a large retention on the mortgage, or they won't lend to us at all. Either way, we'll get a couple of quotes to see what sort of damage might be done by these, and if it's too bad, we'll have to pull out. :(
 
Before we started down this process ourselves I would have probably just said "oh well, at least you found out now and didn't lose too much money, or buy a lemon."

However, now knowing how much of your heart, soul and various other facets of your very being you have to pour into this process to get even a foothold you have nothing but my utmost sympathy. Suckage dude. :(

Lead with your head and not with your heart, and if you do decide to proceed make sure you're covered in every way possible. Indemnities, insurances, assurances, you name it. The seller is on the backfoot now so he'll have to get it together if he wants a sale.

You would much prefer to find out before exchange, I'm sure. You are lucky yo had a good surveyor, and they did their work properly.

If you still want to go ahead get 3-5 quotes to fix both issues, then knock off the costs of the most expensive quote and maybe add a bit more for inconvenience
 
Agreed, my surveyor didnt even realise that the garden was half the size of the plan, I picked it up while snaging and the builder moved the fences back to where they should be (made for a nice first chat with my new neighbour).

I got a cheque from my solicitor for £2k today though it was the results of my many complaints, but it turned out they had just got the sums wrong and over charged me. I knew the bill was too much but they insisted i paid in full before exchange no matter how much i told them it was wrong.

Best part, they billed me £50 for sending me my money back.

Another one for the list with the legal ombudsman.

On the plus side I love my new house even if its still an internet free zone until BT get their finger out.
 
Everything is done, searches are all back, just waiting because solicitors are so slow. Kind of super annoying me now as I've been preparing stuff to move in for a while and its annoying me now, as well as paying the rent.

My mortgage company have been in touch; they want me to get someone to perform a 'timber and damp report'. This'll undoubtedly uncover the extent of the dry rot, and the ball will drop into the court of the vendor to get it fixed. It's a problem that'll occur for anybody that wants to buy the house, so they have no choice really. It's a bummer for them because they're buying a place in America and needed a quick sale. Perhaps they should've considered why the skirting board was destroying itself before they fled the country!! :eek:

We hounded ours, our agent, our vendor's agent. In fact we spoke to just about everyone up and down the chain in the run up to exchange.

I think solicitors work to the "he who shouts loudest" principle. So shout louder. :D

Doesn't make sense to me though as I would have thought the quicker we finish this, the quicker we get paid.

You have to realise your dealing with people who werent good enough to be real lawyers and are the bottom feeders of their profession.
That or kids straight out college and they really dont care about you.

Their stories and excuses will be variations on a theme and will change day to day, they will often just lie to you to get you off the phone and blame your buyer, the sellers solicitor or anyone else to deflect blame from them.

These people maybe "working for you" but they arent really they are just going to make your life hell for a long as they can get away with it.

The practice gets paid, the solicitor doesn't. Unless they're a one man or woman band. Where's their motivation? Commission? Nope. It's all paperwork to them, yours or whoever.

Hammer the phone, drive it through.

Give you an indication. I managed to sort an issue holding up out exchange on 3 hours. Our solicitor had said they were waiting on a response for 4 weeks. It took some common sense, google and a couple of phone calls and emails to the council and I did what they failed to do in a month. We exchanged that day.
 
Still waiting on a decision from HSBC, it's been nearly 4 weeks since the offer got accepted and I started the application. Every time I chase them up, they keep asking for more documents/information, why couldn't they just ask for it all at the start?

Hoping to get an answer by tomorrow at the latest, but it's become a bit of a joke now.
 
Well mortgage offer is approved today and our offer is in the post - quite how they did a £200 valuation survey on a house that isn't built yet is still beyond me but we are rolling! Still got a lot of forms to sign off with solicitors ahead of exchange some point next week, just hope they don't start asking too many questions about the combi boiler installation as I cant find the certificate anymore.
