Just got word that the survey failed :(
They found subsidence, so they won't give me a mortgage for it.

Back to square one

That sucks but if they found subsidence and its not been taking care of then your survey was worth every penny you paid!
 
Woohoo, offer accepted today after a few months of looking and missing out on one earlier last month.

Now to get the mortgage ball rolling, appoint a solicitor and look into surveys!
 
Haha would you believe it, got a phone call off an EA saying that the sale on the house we originally put an offer on and missed out on had fallen through and would we like to go for it again!

She was definitely gutted when I told her we had just had an offer accepted on another place!
 
My house purchase doesn't incur any stamp duty land tax so it doesn't affect me really but its good to know its changed from such an old system finally.

In other news - our house purchase seems to be moving along quite quickly.

Applied for DIP online with Nationwide on 23rd Nov which was accepted. Sent wage slips off on 24th Nov. They were returned on 28th/29th Nov.

Did full mortgage app online on 1st Dec, had text on 2nd Dec saying valuation had been booked for following day. Got another text on 3rd saying valuation complete and a mortgage offer was in the post.

Less than 48 hours from putting the full application in to having an offer posted I thought was pretty damn quick!

Just booked a full building survey for next Monday, providing this doesn't throw up any major issues we should be able to get everything boxed off pretty sharpish.

The house is vacant possession (think it is a Son selling for late Father) and we are FTB so no chain. We're in no real rush to move though it must be said, we didn't think we'd find a house so quickly and things to move as quickly as they have. Once everything's hunky dorey with the survey and the searches have been done can we say what date we'd like to complete/exchange but it be a couple months in the future?

We ideally wouldn't want to complete any sooner than end of Feb/beginning of March if possible, do you think we'd be able to ask for this? Or is it a case of once all checks are done and contracts agreed its exchange and complete ASAP?

Well we are due to exchange today, however with the new stamp duty things have just got a little tricky.

We are purchasing a new build home and was offered £10k in the deal to do what we wanted, we decided to use most for the stamp and the bit we had left use to put some tiling, towel rails etc.

Come today and in essence we are now £4k down and Taylor Wimpey are now gaining! My wife has been in touch with the sales office to see what we can do, obvioulsy £4k can get the whole house carpeted + whote goods and more.

I am at my witts end with it all so leaving everything up to my wife to sort!
 
Well things may be turning out for the better...we (my wife!) may have just bagged a £4.5k cashback deal from the reduction in stamp duty from Taylor Wimpey. Just waiting to hear back from solicitors but should be exchanging today with a bit of luck!
 
Finally completed last week, moved in, had a weekend away in Malta and now back to work - no curtain poles up yet but I am ready for a quiet week in our new home.

Well finally got notice that we'll be exchanging next week :) Ridiculous amount to do over the Xmas break but at least the sales will be on ;)

I have been advised we should be exchanging in a matter of a couple of hours...completion tomorrow! :D
 
Great going guys.

Mine is chugging along nicely. The guy who is buying our place finally got his mortgage sorted today. Ours is already in place . Only thing now is waiting until the plac is ready which won't be until March.

I have permission from the builders to enter the property prior to it being completed to run all the networking. Gong to be fun!

Ours seems to be going smoothly too (**touch wood).

Was less than 48 hours from submitting mortgage application to having an offer which was really good.

Had a full building survey done on Monday and a verbal talk through from the surveyor who highlighted a couple of points which he said weren't really major issues just things to be aware of - i.e. roof has no underfelt, however all slates and roof is in good condition. No rising damp on building which he said was good for the age, but a couple of little damp spots in one of the rooms which is most probably due to the house not being lived in and some slight damp around the timbers of the loft hatch, little bit of repointing needed on the outside.

Just waiting for his full written report to come in which i'm hoping will be tomorrow, then we can let the EA know and also let our solicitor know she can crack on with the searches etc.

We've asked if we can aim for a Feb 27th exchange/completion date which i'm hoping is pretty do'able if we get the survey in tomorrow and all the searches underway by Monday latest.

The house is vacant possession and is someone selling on behalf of their Dad (who is either dead or in a home) so theres not much hold up from their end really, we're FTB with nothing to sell aswell so shouldn't be any hold ups our end.
