The nervous wait to exchange....

In my case I just pointed the roofer at the estate agent (who had a key) and they worked it out themselves, did take a week or so but if your searches haven't started yet then that's not a problem.

Ah I hadnt considered the estate agent dealing with the roofer.

I emailed the EA anyway this morning saying that I need the seller to be available at some point for roofers coming around. Also said that as it is external work I could meet them there myself if the seller wasnt available.

Ideally I want the seller to hear from a professional that the work needs doing.
 
We popped around to the house today with a builder to look at the stuff the Survey had highlighted.

The guy confirmed what a lot of people say, the survey is mostly just the guy covering his own arse. On inspection the builder told me that hardly any of the things mentioned actually need any work doing any time soon.

Ive said I still want the chimney flaunching and some repointing on some brickwork on the extension, but other than that, all is fine.

The lady selling the house is absolutely great with us too, she tells us every single niggle she knows about bless her.

Just the waiting game now!
 
the waiting bit was definitely the worst part...the days when we were busy sorting stuff or looking over replies were fine, the weeks of nothing happening (though of course in the background stuff probably was...) were the most nervy ones.

Its all worth it in the end...fingers crossed the waiting isn't too bad for you :)
 
Totally worth getting the flashing and pointing done on the chimney otherwise you can end up with water ingress, much better to keep on top of it so budget for getting that sorted asap.

Yeah we will get the chimney done but the other things like the broken cement on ridge tiles, we will leave until another time way down the line. The roofer said that they arent leaking and the cement thats missing is just the filler in the sides and that the actual tiles are still bedded down fine.

The chimney can be done from a roof ladder for about 200 quid, whereas removing and rebedding the ridge tiles would require scaffold which would bring a price quite high for no real benefit.

Nice to have a builder not greedy and trying to get extra money unnecessarily.
 
Well we've just had our mortgage offer through, and have also found out that we're in a chain with just our vendor. The people who they're buying off are going into renting so will move out when it's needed. :)

Now I need to start haemorrhaging money to the solicitor :eek: This buying a house stuff is far too grown up.
 
Just paid the first lump of cash to our solicitor for the various disbursements.

Surveys have all been ordered now, and our vendor is buying an empty property so we can move as soon as the paperwork is done pretty much.

Looking at a mid June move :)
 
Our Solicitors finally got draft documents from Vendors last Friday and began doing searches etc this week.

Been told to expect 4-6 weeks from now. A little bit longer than I had hoped (Offer was accepted 5 weeks ago) but its nothing unexpected.

Still pretty excited. Just wanna be near the final stages so we can start planning the renovating asap.
 
Offer in on a place this morning - bloody sellers want to take the weekend to decide. Kind of annoying but its their prerogative i guess.

House isn't on the market yet but the EA got us in early - we've even gone in pretty much at asking, less a couple of £k for some work that needs doing (damp & a few knackered windows)
