The nervous wait to exchange....

So i've been chasing my buyer to exchange ASAP and complete on the 4th but don't hear anything for a few days. Then i get a call from my solicitor that they want to complete this Friday........... rejected this and asked for the 4th so i'll have time to pack things etc
 
Ah cracks me up when people do that. No doubt you’ll get a rejection for the 4th because they were not actually ready. I doubt this Friday is even achievable as it takes a few days to draw the mortgage down.

The other classic is people in rented giving notice on their rental before an exchange/completion date has been agreed. Panic sets in when they realise it isn’t going to happen in time followed by an awkward conversation with the landlord hoping they haven’t already relet it. Why would you risk making yourself homeless to save a months rent on a £X00,000 purchase.

I think they want to complete this Friday so they could avoid paying rent for December. However, if i complete in Nov my ERC would be 1% higher (£1k) which i'm unwilling to take for just a couple days earlier.

My completion was Monday just gone, a day before my mortgage offer ended. Also after 6 months. Zero excitement from me. How do you feel?

Feel extremely relieved - had our heart set on the house we are going to but almost lost it in August when our original buyers dropped out (they lost their buyer and the lower part of chain disintegrated).

Luckily, by the skin of our teeth we managed to secure another buyer and managed to step back in before somebody else bought the house we are moving to (negotiations were under way with another party but the seller who we get on with really well delayed it a bit to give us a couple of days grace).

New house is close (walking distance) to a very good secondary school for eldest, and only a four minute walk to the first tee of the golf course it's next door to (I play so will be joining). Also got excellent long ranging views towards the Manchester Skyline from the upstairs.

There are some ****** parts of the area close - but I live in Tameside so no getting away from them unfortunately.

So me, wife and kids very excited.
 
Damn that's lucky on finding the new buyer. This is why i ended up with zero excitement as we know **** happens with moving. Purposely refraining from being excited with what should be a big highlight of anyone's life, especially those who are upsizing to start family moreso.

Get those xmas trees up pronto :D

is it worth having a go at the estate agent if you think theyre mucking you about. I put my house on the market just over 2 weeks ago. I went with a large, well reputed agency (the one that sold me the house 3 years ago) and in the discussion with them they assured me they had a decent list of clients in the budget range and that they always checked that all potentials were in a position to make an offer if they were interested.

So in two weeks i've had 1 viewing. 3 others called off with a range of excuses, one realised their inheritance wasn't going to materialise quickly enough, one apparently just had a baby and still felt a bit sore!, one realised they couldn't get a good enough mortgage so called off within 2 minutes of the viewing tonight. On top of this their photographer was a joke, i ended up sending my own photos in of the rooms he didn't bother with and measuring the garden since he didn't do that either. I also re wrote the rightmove description since it basically said nothing about the house and rooms or brand new bathroom i just put in. So i've done a lot of their job for them so far.

It just sounds made up to give the illusion they have people wanting to view. Although being a first time seller this may just be the way things work out. I am tied in to a contract with them for another 6 weeks regardless so want to make my displeasure with them clear.

Probably not going to get you anywhere, can you just relist in the new year?

I had to do similar to you with purplebricks (altho the photos were decent), but difference is it saved me a decent amount on a circa 340k sale (£1k fee or circa 1.5% to agents!)
 
You’ll be under an exclusivity agreement which you’ll need to break first.

I’d speak to the agent in first instance and go from there.

generally speaking there is two reasons why people dont get viewings, the photos/floor plan are poor or the asking price is too high. It’s normally that simple.

I rarely bothered enquiring into houses that count be bothered to add a floor plan. I also seldom read the description except to check basic details like parking, garages and room sizes. The narrative is normally full of nonsense that sound like used car sales pitches.
 
Yeah the pictures, floor plan, and the price are all that matters really.

I think all the estate agents have the same book of excuses because they come up with some proper rubbish!
 
I'm getting really frustrated, my house isn't selling and it's already cheaper than similar ones in my area. The more I lower it the more we'll have to borrow for the sort of house we want, or even miss out on some as they'll move out of our range. Got the 8th or so viewing later on, fingers crossed they like it. I've had 3 or 4 people now say they'll put an offer in and then silence.
