The downsides are the fact it's quite overlooked, the downstairs layout is a bit backwards and the garage is a leasehold with no power, but no fees.
Was it made by Taylor Wimpey? My brother's house is the exact same layout as that but he lives in Colchester. Although they have a garage that is part of the house's freehold.

Finally managed to exchange today with completion on Friday. The house i'm buying is currently vacant as the seller has moved in with her daughter so have asked if i could start storing some things at the property :D

Slightly OT..

But anyone any idea if energy suppliers send through bills if you don't set up a new account?
Can't find out who supplies gas. British Gas confirmed they supply electric but not gas. And no marking/codes on the meter. Seller is the son of the deceased home owner and said it's British Gas supplying.

hopefully you've already recorded meter reading (photograph) and set up a new account with someone with that as starting point, otherwise they'll try to get you to pay what you haven't used.

This irked me when I moved. The previous owner's electricity supplier was Scottish Gas yet there wasn't mains gas installed. Yes, Scottish Gas, same as British Gas but spelled differently . Anyway, the tariff was ridiculous and they took ages to get in contact with me, my own attempts were ignored. When they finally bothered their backside the tariff they offered wasn't much good either and if I signed up to lower it I would be in contract for a year. So I had to pay the "home mover" tariff for a few months more while my transfer to another supplier took effect - which Scottish Gas delayed even further. British/Scottish Gas are a bunch of charlatans so get away from them as quick as you can, you'll be getting charged their special "welcome to your new home" tariff.

Thanks for replies. I took pics day 1, that was last Monday.
I was under the same impression i needed to pay the first bill/s as Myst says, and then move pronto. Was hoping to have got to the bottom of this already, but whole queue of things on the todo list.

This may be a Scottish thing, but it says guide price which makes me think it’s being sold at auction? I’d never consider viewing that because I don’t want to buy from an auction. Can you change it to “offers over” or something that doesn’t scream auction and subsequently mortgage repo..

Thats a Scottish thing. In England it means "roughly around" to me.

When mine was on you could change the narrative but i think guide price is fine. Only thing I'd say about that house @ChrisD. Is some people might want the living dining room with a dining table in it? People should realise you can obviously fit one in but a lot of people arent very bright :D

Don't forget your water meter reading if you have one.

Thanks. They're coming next week to install one. Though i'm also waiting on a call from them about them fixing their stoptap in the path outside. So might be interesting.

I just realised that i can get the MPRN from the findmysupplier website. Swear that wasn't on there the other night, must have been pretty tired :D

What attracted you to the house in the first place? How old is it?

Any chance one of the things you liked was that it was "new", and now that it isn't your missing out on buyers who prioritise that, and the actual house is putting off people who are happy with older ones?

The inherited property we are selling was almost at completion when buyer decides he wants to see building regulation certificates for a chimney breast removed in 1979, if not he wants money off

Now this seems quite obv a ploy for a discount to me

I think he's going to be quite surprised tomorrow when I produce a 41 year old certificate along with approved planning documents and receipts :D

Less than a week after pulling out of a purchase, we may have found a better house (and by some margin). We viewed it on Tuesday and organised a second viewing for later on today.

It was purchased in 2015 for £142k and the current owners have sank an insane amount of money into it. The house is almost unrecognisable from the previous pictures. New kitchen, new bathroom, new driveway, new garden and even a new roof, alongside many other things. It's in fantastic condition and needs next to nothing doing to it apart from decorating to our taste (we even love the kitchen as it currently is) and dropping the kirb at the front of the house (circa £1k?). It was previously owned by an old couple who lived in it since day 1, so it needed a complete overhaul. It's up for offers over £265k which is £9k under the offer we had accepted on the previous house.

This house also has an extension but fortunately I don't think it needs planning permission, as it's at the rear of the property, single story only, less than 4m in height and does not extend beyond the rear of the original property by more than 3m.

The only sticking point is that it's not in our ideal area. We had our hearts set on central Urmston, but this is Prestwich.

Our mortgage deal expires at the end of Feb and we can't extend it because the product no longer exists, so we need to move quick. Luckily the sellers are moving closer to family in Scotland to rent before buying, so no chain and they also want to move ASAP.
