The nervous wait to exchange....

That sickening day... All your hard earned savings dissappear in one fell swoop lol

Deapite knowing it was for pur house i was still quite sad to see it go haha

I was anxious after that myself. Never been as cash light as that first month. Had 2k left! That was it. A boiler terminal failure would have been.. Uncomfortable!
 
Chased the solicitor again but still no contact for a few weeks. Theoretically we'd expect to be completing end of Feb based on their last comments. Feel like I'm living a stereotype but there we go! At least my landlord has just given me a new 6 month contract so no pressure to move fast.
 
Well, deposit is now in the solicitors hands. Hopefully just a week away from exchange/completion... then it's time to try and sort out the builders/kitchen/lounge/garage conversion, get a structural engineer in for the wall we're knocking down etc etc etc....
I may have misunderstood how house buying works; most of my deposit is tied up in the equity of the house I'm selling. What do I do? :cry:
 
7 months later and finally our seller has gone to court over the tenants refusing to move out. I really wish more properties were on the market so we could have walked away from this one. We stayed in as it was no loss to us while we searched for more properties but there are so few on the market at the moment. Probably going to be quite a few more months before they get them out (unless they go voluntarily before then) but I don’t think the number of properties available is going to resolve itself for a very long time.
 
I’m sure you have thought of this but as it’s gone to court, make sure you very carefully inspect the place before you exchange.

Tennant’s have a habit of trashing rental properties they are being evicted from.

Well aware of that. Will be doing a full inspection before letting the solicitor know whether to exchange or not.
 
Got the keys!!! (Or at least my wife should have!).

Now... utilities, council, banks, dvla, electoral roll, school, doctors, car insurance, car lease, tv license, home office, tax office, builders, structural engineer, kitchen, bathroom, lounge, bedrooms....

Fun...
 
Going for 3rd look at house on thurs where my offer was accepted and survey came back ok. Got a few reservations i need to check on.
 
It’s not a complete surprise though given how fast the market is moving. There is little point in looking as that individual house will likely be sold already by the time you want to view.

Even back in 2019 we didn’t really look at anything until we had sold. A lot of the houses that were not over priced were sold by the time we were in position to make offers. That said we dismissed most properties just based on the right move listing alone so when it came to view, the list was very short.
 
Prices might be coming down?
My alerts on rightmove are now often 'reduced'.

Still seem sky high though. But had none of these a couple of months back

So which proerties did you view if not from right move?
 
I wont be far off that soon! The seller would probably be ok with me starting (Not sure if he thinks I have!) but I was burnt by the last house I was buying collapsing and taking with it the money I spent on searches etc.

Definitely taking this one slower.
Update. Seller has asked me for another 50k or it's going back on the market. Pretty gutted to be honest and it's starting to take a toll on me, this being the second time things have collapsed.
