The nervous wait to exchange....

Where having that issue now. Both me and my missus works Mon to Friday and the areas we are looking to buy are not walking distance from where we are at the moment (we both wfh).

How are people able to drop there job and just go visit a property lol
I found most viewings here are Saturday only. Basically an open day kinda thing so when we went to see the properties we often were 3-4th viewing that day. Offers same day, often sold by Tuesday.

Yep same here. Most vendors are listing early, delaying viewings, so that on the Saturday there are 20+ people viewing. Best and final offers submitted by Tuesday, call backs on Wednesday.

You had a proper survey before draft contracts? Our solicitors implied nothing more to do till contract packs come over from our sellers solicitors. all we’ve had so far is the mortgage evaluation which just said “yeah all cool” then waiting on the application to progress.

Yup.. trying to move two things at the same time to speed up the process. Nothing unusual really. I kinda accepted the risk and worst case scenario I’ll lose out on the £425 it cost for the survey. It was basically a mortgage evaluation + upgrade to carry out the survey at the same time. Fingers crossed it doesn’t fall through but you never know!

That was what all the EA around here wanted to do as well, 1/2 days of 15min viewings then a week later Full and final sealed offers

Makes total sense to do the surveyors first because say if they come back with something that's a deal breaker to you and you've already signed the contract etc?

I would do the surveyor first and if they're is structure damage etc etc, I'd think real hard about going through purchasing it unless they can knock off a significant amount of the price down to fix it

Yup! It does make perfect sense. Yes there’s a risk of it falling through due to issues found in the survey but that is the whole point of it. I would not want to have agreed values or draft contracts without knowing the condition of the property.

Yup and I'd rather waste 490 quid on it then 49k worth of structure repairs etc

But interesting on remortgage Lloyd's have down valued the estimates on right move etc by 30k.

Now I understand house might not be what I thought. But it would absolutely sell for more than thier estimate. (lesser houses on The street have sold for that figure.

I'm not going to contest as its still in same LTV band. But it was close!

My remortgage valuations have always tended to be a little lower than the Zoopla midpoint. Best to keep a few k in hand if near an LTV bracket to make sure you get into it by borrowing less if the valuation is lower than you expected.
 
Need to possibly remortgage in 2023 , i was a first time buyer back in 2018 on a two bed freehold which has gone up In value quite a bit . What are the rates looking like at the moment ? My LTv should be good, I was on a 5year fixed and the value of.the house has gone up but when should I start looking around is it 3 or 6 months before your 5 year fixed ? Or 7 months before to prep?

Is it possible that sticking with the same lender may get me an ok or better option or look elsewhere . Mine was 2.5% 5 year fixed with virgin money and a cashback deal

I paid for a mortgage advisor £250 to sort mine out last time who was a family friends business, is it worth looking myself , although no idea what to scour on the markets

I got an offer two days ago for 1.99 3 year fixed.
 
So we’re at the start of week 4 now and I’m already getting impatient with needing to chase people. Nothing from our solicitors but they’d been waiting on contract packs.

Chased EA and seller says they’ve sent to theirs but so far they’ve not replied to the EA. Sigh…I’m not wired to deal with slow responses!

its a very frustrating process.. We're waiting for contracts too, delayed by the vendor because they went up north for personal reasons right after accepting the offer so it was delayed until Tuesday last week when they sent the paperwork out. Hoping their solicitors are quick. Ours can't proceed until they get those draft contracts in.

We’re in similar positions I think so be interesting to see how our processes proceed differently. I know you got your search done already, our solicitors want the draft contracts first so your hopefully ahead there.

I know my mortgage application has stalled as they needed a statement that’s only going to be generated today but hopefully it’ll move on quickly once I can send it today.

We had our survey, valuation etc done so from mortgage POV it is all accepted and waiting for solicitors to request the money.

Next for us the draft contracts and go from there, I am expecting problems in regards to where my funds came from as I moved a lot around from one account to another and sold a car privately to top it up even more. But we'll have to see. We paid for searches early on so hopefully they've been kicked off.

Did you search any other providers or use a mortgage advisor for a remortgage? I would have thought mainstream banks would usually charge higher rates. Which I was I avoided them as a first time buyer..

I bank with lloyds, what fees did you pay? Yeh I will sort 3 to 4 months before term ends to hopefully give enough time. I don't really want the hassle of them being over scrutinising on checks though . I'm good with money. Never missed a payment, although when I got my original mortgage lit all they asked for was last 2 years p60 and last 3 months payslips.
 
Going for a final check of the property tomorrow in view of exchanging soon.

Solicitor said she was happy with all questions and was ready to set a date, 7 days ago. Not a fan of the silence between updates!
