The nervous wait to exchange....

When we bought our last place, I had the keys and our removals van was on the driveway, and they were still packing stuff up.

Our removals guys were getting impatient and started talking about late charges, which helped to hurry them up.

They’d left the place in an absolute state and had to come back the next day to get the last of their stuff, which I’d moved into the garage so it was out of the way.

When my parents moved into their current place, their sellers left loads of stuff that they ran out of time to pack. Never came back for it so my parents “inherited” quite a lot of expensive garden equipment, tools, etc.

My parents have moved 18 times I think, and my wife and I have moved every three years since 2015, so for us it’s a regular occurrence. I guess most people don’t do it as often as us so they aren’t as prepared. :o
Wow that's a lot of moving!

Yeah, mum and dad used to convert derelict barns and similar buildings — they did a Methodist chapel at one point.

So we would live in an on-site caravan or rental while the build was completed, then move into the house when it was finished, then put it on the market and look for the next place to convert.

They never had the funds to keep more than one place at a time, so while they made a reasonable living over the years, they also lost out at times thanks to a couple of recessions. Dad worked out recently that if they had kept them all, the portfolio would be worth about £16m today.

We were meant to exchange this week according to the estate agent. Hadn’t happened. We’ve given up chasing now, it’ll happen when it happens I guess. Doubtful it’ll happen over the summer. Frustrating having 9 weeks off work, having started the process in March and to be where we are now, but it seems to be out of our control. Nothing else has come up that’s suitable which is good because it means we’ve found a great property, but the downside being it limits how hard we can push those on the sellers side.

Back to square one today. Looking at properties :(

That’s my Saturdays gone again…

The houses i am looking at today don’t fair well against the one that fell through on paper..

Oh no, sorry to hear that mate - that sucks big time. Hope something comes through quickly to get it all rolling again.

Why did it fall through if you do not mind me asking?

Seller pulled out after we got the mortgage valuation and asked if they were willing to negotiate as the mortgage lender valued it less than what we offered.

The seller said that his dad only has 3 months to live and decided to pull out even had we stuck to the original offer value

Still looking since August 2021, 5 offers have fell through shortly after agreeing so far. Found a really nice one a month ago ethernet sockets in all rooms, understairs cubboard had loads of ethernet in it would have made a nice "server room" and generally neat and clean ready to move into (newish build). My offer was the highest but then someone offered full cash (same offer as me but in full instead of a small mortgage) which was so annoying. Been hoping it fell through ever since as it was exactly the type of house I wanted.

Been anoyying the estate agent every week enquiring about it haha

Offer accepted on a house today. The vendor is downsizing to a new build. I’m not sure they’ve found a plot yet. EA already pushing on moving sale forward. Would you ask to see proof of a plot secured before moving things forward? Mortgage survey etc.

Honestly, I wouldn't place your bets on anything, it can all change in an instant.

On one place we pulled the plug on:

1. At viewing and after offer accepted, they had a new build ready to go into (we were chain free and ready).

2. Then they pulled out, but no issue as they had a friend's to move into or an unlimited time rental (another friend).

3. 2 weeks after ignoring questions from solicitor, suddenly they had found a house in same village as their daughter, rental off the cards. That owner hadn't started looking properly, but they might have found somewhere, but that person might have found one, but also not started looking etc etc BS.

4. We pull out (big trainline also coming and by this time the DFT had released info on tenders on intrusive works and civils works for the next 10 years (350m away). A few hours after pulling out the Mrs gets missed calls from vendor for the rest of the day.

Don't mess chain free buyers around, or we will move on ;)

We keep looking and would move if it were the right house. Unfortunately only new builds seem to come within our price range for what we want (600k, double garage, drive, decent garden, 1800+ sq foot), decent schools etc. We live in one now and it’s fine but I’m not sure I can deal with a brand new albeit small estate and all the issues associated with them. We might look at relocating to a cheaper area perhaps.
