Electricians don't need to be paid to chase a wall. They need to paid to join wires as per the instructions and then all importantly print off a certificate.

Exactly. My friend is an electrian. A very busy, and fully booked one! He said he'll rewiare the house but for me to tunnel the walls so that he can knock it out and sign it off in a weekend.

Fingers crossed for an exchange this week, we just need one final letter to come through. I think I’ve forgotten how much it is to furnish a place from scratch. I’ll make a spreadsheet today of items/links/costs I think. If we can get a bed in by the end of august the rest should be easy enough. Just need a completion date to work from!

I’m hoping to get an update today, middle of chain is last to get their legal work done. Ours is all done and has been for a while now.

Question on home insurance, this needs to be ready to go on exchange, I’ve done quotes etc on comparison sites and know who I’ll use but sounds like I need to get something more concrete “on file”. Is that right or can I just finalise the application on exchange day.

what we did was take out a policy as soon as exchange was done, literally 30 minutes after exchange we had a policy in our name, starting from the day of exchange. We did some quotes, got the prices and when our solicitor called to say we've exchanged, we took it out. Lender etc never asked for any info/proof of it.
