The nervous wait to exchange....

Well, having lived in our current house (140m2 1925 semi, which we extended a few years ago) since 2009, and feeling a bit of a lack of space with our 3 kids, we've put a deposit on a new build. Due to be completed in just under a years time. 374m2 with a 38m2 garage. Excited, bit nervous, and entirely not looking forward to moving house again. Housebuilder seems very reputable (Kirkwood Homes), and due to them having taken over the development we are going to, the houses are very well spaced unlike a lot of newbuild "estates", and only contains 20 odd homes.
Bit of an update (didn’t realise it had been so long!).

House was started in Feb, currently the roof is on, blockwork all done, and about 90% of the plaster boarding is complete. Looks like they are just starting taping and fitting sockets/lights upstairs. Still have 5 bathrooms and a kitchen to install, due to get the keys in 8 weeks. Hoping it isn’t delayed again as we’ve been in various airbnbs since May, not much fun with 3 young kids!

Missed out on another property after best and final offers. 330k offer on a 305k asking price.

It's so hard to judge in this market. We could have offered up to 350k but at what point do you draw a line and say its not worth overpaying so much. The house wasn't really big enough for us to call it a "forever home" so chucking any more at it just seemed excessive.

Back to the drawing board which may well mean giving up until the market shows signs of cooling off a bit.

It will likely be down valued anyway by a surveyor so just offer enough to get your greasy mits on it and then hope the surveyor has his/her sensibble shoes on

Wow 374m2 is way larger than almost all houses ive seen. This needs pics and/or it's seperate thread!

I’ve got a few poor quality pics of the inside just now from when I sneaked in the building site on a Sunday evening, I’ll post proper pics in a couple of months when we get the keys
 
said yes to a new build place, its part buy part rent which isnt to everyone's taste but literally the only way i can get back on the ladder as a solo buyer.

2 bed 1 bath place is one of the nicest area in my town/city. nice and quiet and out the way. on a small development. has solar panels which is a nice addition and network points already installed running to the cupboard under the stairs.

just waiting for the paperwork to go through but all should be good.
