Got the feedback from the viewers, the kitchen is too small and not modern enough, so no offer.

When they were doing the viewing they said it had very good feng shui (they were walking round with a compass app on their phone).

I'd love that kitchen TBH. Every single place we considered, the kitchen was compromised. Either just tiny, or one of those long thin outriggers at the back of the house.

We were prepared to compromise on shape but we absolutely wouldn't have gone for one of those "bathroom at the back, through the kitchen" houses. Dunno what yours are complaining about!

Yeah, i'd say the kitchen was a decent size. Certainly i'd think i know what i was expecting from the picture. It's not huge by any means but i wouldn't expect it to be from the picture.

It's the same with the style. I'd agree it's not that modern. I'd expect modern to be all in-built appliances etc, but again i don't know why you'd view it if you wanted something different.

It seems "average" to me.
Fittings are fine, but it's small compared to ours. I do like having a decent size kitchen.

Its nicer than ours. But smaller.

Weirdly, the layout is almost identical to ours. Including the cupboard by the window.

It needs work but it looks honest. Sounds like they may be early in their house hunting journey and have a list the length of their arm of unrealistic expectations. One lady gave a full 2 pages of feedback on my house when I sold, including several unachievable proposals to get her interested. Nothing more interesting than folk!

Compass is a new one on me lol
 
If I was selling a house I wouldn't change much of anything at all based on a 'possible' buyers personal choices.

It's upto them to make it 'their own' and change it to their liking, not you.

I like that kitchen myself, it may not be big but it's certainly functional and think the colour scheme is great.

Theres nothing wrong here that you need to spend money on to sell. I have looked at so many houses to buy in last few months, things dont sell because of price. Theres a house near me been on for months without dropping the price, zoopla says its 30% overpriced have you checked what zoopla thinks it is worth as thats what i look at?
 
Buyers solicitor seems to be causing the delays now which is annoying both myself and the buyer. He asked for copies of planning permissions from a historic extension. There's confirmation that they were approved/signed off on the web portal and so my solicitor had just replied saying we didn't have physical copies, thinking it'd be fine as it's >15yrs old. However he's now decided he definitely wants them, which will cause delays waiting for copies.

He also wants a copy of a TPO which showed up on our searches. I was confused as there are no trees on our land and so my wife got in touch with the council. Turns out it's a tree which seems to relate to land on the river bank which isn't even on our property. We went back with that as an answer that it made no sense and yet he's still insistant he needs it.

There was also a swap of land done at the time of the extension. He wants written reasoning for the swap. The transfer was all legal and above board so i don't really know what the reason has to do with anything, but i don't know how many times i can explain i have no real knowledge of something done by someone i've never met 15 years ago.

The buyer had hoped to exchange/complete next Friday which was ideal for us, but don't really see how that can happen if we have to start requesting documents at this stage.

Can you just ask the sellers to reign them in?

She seems to be trying, but he remains insistent. She's desperate to have everything completed as soon as possible as there are various events happening soon (Us leaving the country, them going on holiday the 8th October and her buyers in an Airbnb and wanting to move quickly).
