MIL passed hence the sale. It was priced with some renovation in mind, at least we thought so. It just doesn’t “feel” like the report has highlighted another 25k worth of work. But we’ll see maybe see about quotes. My wife and her brother though I think are at their end of wanting to deal with it so maybe simpler to accept with the caveat of “no more, your 25k off is now it and sold as is”
And yes, I agree it’s a good sign they didn’t just pull out.
I found the document I as looking for from the utter **** that was our prior buyer...
A few things highlighted in the survey had him stating the house needed 37.5K of repairs
(Offer was 265) so a notable % of the sale value.
Due to the buyers wording in an email he sent I actually located the site he had copy and pasted his "quotes" from

He had actually asked for £7500 off due to the roof/chimney needing repairs... This was a couple of loose ridge tiles and the chimney rehaunched
4k for electrical/gas checks as there was no proof they had been done... despite in the images there clearly being a photo of the consumer unit with a sticker showing it has been checked a couple of months prior.
3k for Japanese knotweed as there were weeds in the front garden - yet the survey stated
We are not specialists with regard to this matter, however, no invasive species such as Japanese Knotweed were observed at the time of my inspection
This was fixed for a 15quid bottle of weedkiller lmao
Amongst a load of other waffle was a big 13.5k for structural movement due to substinance! Paniiiiiic
A read thru of the survey put this down as:

Which after harassing the surveyor about was based on there being a patch of different coloured mortar on the gable end.. where we bricked up a window :lol:
Unless it's the tippity tip top level inspection with guarantees against stuff they've missed and the likes then they're filled with a laughable amount of might/could/possibly butt covering.
The buyer that paid for the survey actually gave me a copy as well when I asked (which I didnt think they were allowed to haha)
There were some rather questionable comments...
There should be a lintel/arch over every window and door opening to support the weight of the wall above, there are no visible lintels.
- new windors with a soldier course above them... internally decorated as well - didnt realise we had to leave the lintels on display
I saw no written evidence that the electrical installations have recently been checked
- despite the photo on the consumer unit, literally has a strap from a torch dangling over the photo the survey took - utter laziness
I saw no evidence that the gas installations have recently been checked.
- despite the bloody service sticker on the boiler
He also went on to advise that a service would be needed ont he gas and electric meters!
The inspection chambers could not be lifted/found at the time of the inspection.
- The large manhole cover in the front and rear garden ....
The boundaries slope down to the front of the property. The timber fence requires repairs and
decoration.
- I actually had to advise the buyer that I wasn't selling him my neighbours fence!
Combination of an utterly clueless (or just flat out malicious buyer) and the massively open to interpretation survey comments meant I let him have any/all checks he wanted carried out at his expense simply to tell him to do one, he'd messed us about made us lose out on our newbuild (TWICE) so was only fair be bore some expense as well
