MIL passed hence the sale. It was priced with some renovation in mind, at least we thought so. It just doesn’t “feel” like the report has highlighted another 25k worth of work. But we’ll see maybe see about quotes. My wife and her brother though I think are at their end of wanting to deal with it so maybe simpler to accept with the caveat of “no more, your 25k off is now it and sold as is”

And yes, I agree it’s a good sign they didn’t just pull out.
The thing is with reno costs so high you're likely selling to a builder? So they'll have to price in their own labour etc...

Not a builder no. Despite the report, the house is livable, needs carpets and painting and pretty much there. Bathroom too maybe.

We’ll be over there this weekend so will check out this damp they mentioned as they say it’s a visible circle we never saw before so maybe something has happened that the house insurance can cover there. I’ll look at the garage again too as sure it’s old and could double as a backdrop to a saw movie but I didn’t spot any signs it was structurally unsound.

I guess that's another thing to consider, £25k is a lot to a couple moving to another home, but when it's inheritance and split multiple ways the amount gets smaller to the point sometimes it's easier to just accept it and move on.

I think the issue with your list is a lot of it is hidden, so unlikely to have really been priced in at the initial asking. I imagine the expected work needed was more remedial and cosmetic (maybe with a re-wire). I'd likely argue back and try and settle around £15k for ease. I think the damp could probably be argued. I recall our sellers being some kind of surveyor themselves and dismissed any readings taken by sticking a damp meter against a wall.
 
You could spend 25K replacing the garage. Perhaps it's worth investigating why someone thinks it needs to be removed and address that concern.
Get the electrics looked at a pay for a plumber to replace the pipe.

Asbestos is a worry but only if you have to mess with it. It's not like looking at it will cause you eye cancer. Sure it needs specialist handling if it needs replacing but for a garage roof it's not necessary to remove on sight. It's pretty stable.

My concerns with surveys is they are conducted by a surveryor (not a roofer, plumber, electrician,...), so to cover themselves if anything doesn't look pristine they'll raise it as a concern and make it out like it's a major deal (they have to justify their costs right?) which needs checking and if nothings wrong then there's no blow back on them.
 
Except a proper surveyor will stop you buying a pig in a poke, will save you money overall and should highlight anything of concern. It is down to the purchaser to interpret his report and decide which aspects are concerning and which are not to them.
We bought a house built in 1961 and like all of them it had a few issues. Nothing major and as we needed to buy a house in this area which we liked we ignored some of his comments. A year down the road we have had to do some stuff which the seller declined or there was not time to carry out. We got a reduction here and there and we're indemnified against some missing documentation
Not everything he pointed out was completely factual but over 90% was. The whole report was very useful. If I wanted a survey I would not go to a roofer, piumber or an electrician but an accredited surveyor with a good reputation.
 
I see it from both sides having bought or first place about a year ago.

The asbestos I agree, it’s not an issue less your planning to disturb it. I’ll try and get the garage checked as what they raised is not something I’d spotted. The electrics were all re done in the last 10 or so years too so only a concern if there is some form of water damage interfering with them.

It’s not my decision anyway so just giving input to my wife and brother in law. They’re wanting. To verify a few things and see where they got 25k from and then will weigh up if it’s worth the hassle or to accept it so they can move on and close this chapter of their lives which is understandable

Mother in laws for the weekend. Just bought a bike rack for a van that isn’t a ford transit.

Tomorrow will now be spent trying to make it fit by drilling holes in the rear door and fitting various metal brackets

I've done all I can upto now for my solicitor and waiting on the seller now to get their end sorted.

Mortgage has been applied for and had to send a few things over yesterday.

Hoping by the end of this week / early next I at least hear that the seller has done what they need to be doing.

I found the document I as looking for from the utter **** that was our prior buyer...

A few things highlighted in the survey had him stating the house needed 37.5K of repairs :eek: (Offer was 265) so a notable % of the sale value.
Due to the buyers wording in an email he sent I actually located the site he had copy and pasted his "quotes" from

He had actually asked for £7500 off due to the roof/chimney needing repairs... This was a couple of loose ridge tiles and the chimney rehaunched

4k for electrical/gas checks as there was no proof they had been done... despite in the images there clearly being a photo of the consumer unit with a sticker showing it has been checked a couple of months prior.

3k for Japanese knotweed as there were weeds in the front garden - yet the survey stated
We are not specialists with regard to this matter, however, no invasive species such as Japanese Knotweed were observed at the time of my inspection

This was fixed for a 15quid bottle of weedkiller lmao

Amongst a load of other waffle was a big 13.5k for structural movement due to substinance! Paniiiiiic

A read thru of the survey put this down as:

Unless it's the tippity tip top level inspection with guarantees against stuff they've missed and the likes then they're filled with a laughable amount of might/could/possibly butt covering.


The buyer that paid for the survey actually gave me a copy as well when I asked (which I didnt think they were allowed to haha)
There were some rather questionable comments...

There should be a lintel/arch over every window and door opening to support the weight of the wall above, there are no visible lintels.
- new windors with a soldier course above them... internally decorated as well - didnt realise we had to leave the lintels on display

I saw no written evidence that the electrical installations have recently been checked
- despite the photo on the consumer unit, literally has a strap from a torch dangling over the photo the survey took - utter laziness

I saw no evidence that the gas installations have recently been checked.
- despite the bloody service sticker on the boiler

He also went on to advise that a service would be needed ont he gas and electric meters!

The inspection chambers could not be lifted/found at the time of the inspection.
- The large manhole cover in the front and rear garden .... :confused:

The boundaries slope down to the front of the property. The timber fence requires repairs and
decoration.

- I actually had to advise the buyer that I wasn't selling him my neighbours fence!


Combination of an utterly clueless (or just flat out malicious buyer) and the massively open to interpretation survey comments meant I let him have any/all checks he wanted carried out at his expense simply to tell him to do one, he'd messed us about made us lose out on our newbuild (TWICE) so was only fair be bore some expense as well
