The nervous wait to exchange....

I am hoping to exchange this Friday or next Monday, and complete on the 7th... Let's see. Solicitors are being crappy, so not holding my breath.
 
What would you do with say someone who had their property valued at 160k.

Put it on the market at offers over 150k but has rejected an offer of 158k and is adamant they want what the property was valued at? Then why put it up for offers over 150k? Why not fixed price 160k or offers over 155k?

Wouldnt that make more sense than wasting peoplea time? I know other people have offered 152k and 155k for instance. It makes no sense what they are doing
 
The bank wont know though. Its money you pay to your solicitor before completion.

When I went in for the initial mortgage application they went through all of my bank accounts to make sure I had enough money for the house I was buying. They checked my savings accounts, asked me where the money came from etc. They were very thorough.

They'll budge eventually when they realise people aren't willing to pay more. Especially if you tell the estate agent that you're only making one offer.

I did mine over the phone and they seemed to just take my word for how much money I had in my account (naturally I was completely honest). The only evidence they wanted proof of was three months worth of pay slips. If saving £2k is a realistic prospect for you then you could always say it's a loan from your parents or something.
 
I posted the above 13 January. What's changed since then? Nada, nothing, sweet **.

Our solicitor is still waiting for the seller's solicitor to answer about 20-odd questions they asked early December. No idea what they've been doing since returning to work, let alone before Christmas :rolleyes:

Had been talk of moving end of this month but looks like we'll be into February now.

Chased our solicitor again today...

They've still not had anything :mad::mad::mad: Apparently the seller's solicitor e-mailed some answers but it wasn't received. Apparently they (seller's solicitor) were working on this last Tuesday, beggars belief that nobody from either end has chased or followed this up.

Both solicitors are currently lumped in the same category as Yodel - it's called "Utterly Clueless".

What should my partner say? Should she give her real name? Or are you wanting her to make a bid under another name?

I like the property i just dont like how they have put it on the market for offers over 150k if they wont accept anything less than 160k. I offered 153.5k initially. Then when they told me that they had rejected higher i informed them the owner told me the offer they had was for 152k and the estate agent came back with after it was rejected they increased to 155k. So i increased mine after it was rejected to 158k.

Problem is the woman who is selling has dementia and i think shes being stubborn because she doesnt want to show any weakness or think shes being taken advantage of due to her illness. I know im assuming things but its the way its coming across.

I think the property is worth around 155 to 160k but it needs some work which is why i dont want to pay 160k. For instance the outside meter casing door is broken and needs repaired. She has masking taped it shut with what looks like 10 rolls of masking tape.

En suite needs re grouted. Garden and outside needs work done. Which is why i dont want to end up overpaying im gonna end up spending a few k getting it to scratch. Driveway needs completely redone for example.

You're pretty much looking at two options then and it comes down to how much you really like the place. You can either increase the offer again and hope that she accepts at £160k or you stick with the £158k and tell the agent that you don't have any other offers to make on it.

If you value the house at a max of £158k and there is a load of work to do then (if you've not already) explain all that to the agent and then keep on searching for another property.

It all very much depends on your view of the house and how much you want it....how disappointed would you be to not get this one and keep searching for a while?

My time frame from offer to walking in the door was just over 4 weeks

Been in just under a week now - still have to pinch myself that this is my home
 
If you really like the place, offer what you think will clinch the deal, ask the estate agent if they think the seller will take 158, then 159, then finally work to 160.

Re-grouting isn't a big job, outside meter casing door isn't either, driveway depending on size is what, £700-1500? I know in the grand scheme of things it all adds up, but trust me, I paid what I felt was high for mine considering the condition the previous owners had left it, but after spending the money improving, you are effectively personalising it too, which is a good thing as you are the one living there, it does not apply all the time of course, but if you DO genuinely like the place, don't get too bogged down on smaller issues , go for it.

Is she looking to move or is it her family (making an assumption that she's in her later years) saying she should and she's gone along with it but having doubts?

I'd stick to my current bid then, especially if there is work to do. I've found a lot of properties around here that need a lot doing and the cost doesn't justify the price.
 
Ive been looking at places for the past 6-9 months and its the only one ive really liked tbh.

I think she is looking to downsize due to not keeping well. She may even be moving in with family or into a home i didnt want to pry into her personal life. So i dont really know. I asked her out right what she was looking for the property and she advised me her son is in charge off all that. I then telephoned her son when i got home and he said he would have to speak to his mother. So they are giving me the run around. They also sat on my offer for 6 days before rejecting it whereas the previous lower offer was rejected after a day.

I think the place is too big for her living on her own with her condition. I can see what you mean though she may not actually be wanting to sell so is making it as difficult as possible. I think she is being forced into rather than really wanting to do it. Its probably best for her but she may not want to accept that. I imagine the past few months have been difficult for her.

I think ill offer 158.5k tomorrow and tell them thats all i can get and tell them i need to know asap as im going to put an offer in on another place too.

Hopefully it makes them just take it. Its £3.5k more than anyone else has offered them so its more than a fair offer and 8.5k over the offers over price.

We did get a price for Poole Allcock actually, but went with somebody else.

It finally seems the seller's solicitors have answered all 20+ outstanding questions and our solicitor has got the answers! :eek:

So there is now light in the tunnel but still no talk of dates :mad:
 
4 houses - our current house is the 3rd, our purchase is the 4th (which the seller of has already purchased their new property, so stops at our purchase)
 
Still waiting for the other side to answer a couple of questions and then we're pretty much ready to go.

We've been waiting for the answers for about 3 weeks now.

Completion day for us tomorrow, seems like a very long time ago that we decided to reserve our new build (June). Sale of our old house was completed end of november, exchanged contracts for the new build at the same time.

Been living with my parents since, and can't wait to have our own space again. New house is a lot bigger than the old house too.

Went through snagging with the builder and picked up a few things that needed sorting last week. But overall we were really happy with how things looked. We were both a little worried about the tiles, carpets, kitchen fitting we'd choosen. But it all looks really nice.

So we'll start moving some bits tomorrow, but hired a van to move the majority of stuff on saturday from my parents house and the storage unit.

Then on to buying curtains, blinds, some new furniture, garden furniture, etc and hopefully a new tv if i can get approval. Can't believe how excited we are about buying furniture and curtains
