The nervous wait to exchange....

Completion day for us tomorrow, seems like a very long time ago that we decided to reserve our new build (June). Sale of our old house was completed end of november, exchanged contracts for the new build at the same time.

Been living with my parents since, and can't wait to have our own space again. New house is a lot bigger than the old house too.

Went through snagging with the builder and picked up a few things that needed sorting last week. But overall we were really happy with how things looked. We were both a little worried about the tiles, carpets, kitchen fitting we'd choosen. But it all looks really nice.

So we'll start moving some bits tomorrow, but hired a van to move the majority of stuff on saturday from my parents house and the storage unit.

Then on to buying curtains, blinds, some new furniture, garden furniture, etc and hopefully a new tv if i can get approval. Can't believe how excited we are about buying furniture and curtains

good stuff, congrats on the completion. Bet you cant wait now and just want to be there already :)

lol a busy one for you tomorrow then, 10am is optimistic that's for sure by the time the funds are released and instructions back to banks to pay it across etc etc

Can anyone tell me how the whole buying/selling process has changed in the past 13 years? That was when I last went through it.

Booked to view 7 properties over the next few days.
One has a small bedroom and the bathroom off a larger bedroom which I wouldn't normally consider as not much scope for changing things. But I like houses with character. Would anyone else consider this?
 
We got the call to say we can pick the keys up at 9.15 this morning. Wasn't expecting anything until later im the day to be honest. So wasn't even ready to go. Really happy now.
 
The light in the tunnel is getting bigger - looks like February 19th is the target for moving. Our seller is happy with that, just waiting to hear from the down chain...
 
Got the keys... but my Fiancee won't be back form work until 5.30 earliest! I will be single again if I go in without her haha!
 
She would know haha!! In for our first look tonight, still love it thankfully!! List of things to do and delivers of sofa, bed and furniture on Monday/Tuesday - luckily we moved back to our parents prior to this move so no big rush, plenty of cleaning and painting this weekend

I refuse to get excited until im holding keys.

I'm guessing you have a good idea that you will be accepted?
As someone who is selling, it would annoy me that I've accepted an offer and the buyer hasn't been approved yet.

Good luck though, are you a first time buyer?

We looked at a similar setup once for our first house. In fact it was the first house we viewed I think... we wanted to view some others before making a decision but it sold the Monday after we viewed so never really had to make a decision on it.

At the time I don't think we were that bothered but in hindsight I don't think I would buy a house where you can't access a bathroom without going through the master bedroom.

It's a downside for me, so many houses in my area have either a downstairs bathroom off the kitchen, or a rear bathroom accessed via a smaller bedroom.

It's OK if it's just you, it's just a bit of a negative as a rental.
 
We've decided against it.
Out of 5 houses (so far, 3 to view tomorrow), we've ranked them 1-5 on each room and other considerations (price, location, potential etc...). It had loads of character which we loved and was quite spacious considering its probable age (1920's build at a guess).
Move it 3 miles closer and it might have a had a shot (3 miles in rush hour traffic is at least an extra hour around here)

I have a Decision in Principle from my broker and a dirty great deposit so there's nothing for them to be annoyed about :) part of my conditions for my offer was to take it off market and his response was proof of deposit and mortgage, fair all round!

Based on my recent experience it seems that these days you can't get approved for a mortgage until you've put an offer in on somewhere. There's no 'agreement in princple' either, best I could get out of their mortgage call centre was an indication that if I borrowed £x then the call centre would let me apply for a mortgage, so then I had to ask about if I borrowed £x+10% until they said no. Absolutely ridiculous.
 
Been looking at properties for a while and have found something that has real long term potential for us. It's fairly expensive as is and will require a fair amount of work, but the area is really good and ideal for the kids.

Lots of interest, so it's going to best/final offers this week - any advice from people that have been in this situation before?
