The nervous wait to exchange....

Ours has been worth every penny - chasing up the bank, speaking to them directly and getting them to expedite everything...

what a stressful month this has been!!

Then again now I have the "joys" of organising a house move and get our flat rented!
 
Hopefully exchanging today but depends on the solicitor who is working on behalf of the lender as they have their own panel but it takes them 3 days to reply to emails.

ARGH!!!
 
Large?! :D We're generally cheaper than estate agents (traditional and some online), some mortgage brokers, not far off full buildings survey costs and pale into insignificance compared to stamp duty but do more work than the rest combined ;)

You need to move to London where you can earn big bucks doing conveyancing! :p
 
Thanks - such a relief! :)

It needs a bit of tarting up - but fortunately we have avoided stamp duty hikes so our budget for improvement has been unaffected!

The garden is great and you can see the garage at the back of the garden - that will be my gym! :D

We exchanged and completed same day, this was the one time the solicitor was worth their fee :)

I did the same, but after many delays and issues with my solictor.

Very nice freefaller - congrats, it is exciting times!

Waiting on the developer to give the solicitor the timetable for completion and then we can exchange. Taking sooooo long now.

Completion due on 29th April.
 
Congrats freefaller, im glad you haven't been stung by the stamp duty changes.

Unfortunately i have had no such luck. Since our search has begun about 7 months ago, we have had 3 previous purchases fall through due to silly vendors and dodgy agents. We have had another offer accepted just last week, and the house has been removed off the market. I'm just hoping there are no hiccups now. Unfortunately for me the stamp duty changes mean an extra £30k down the drain.

Estate Agents should be outlawed, they really are the scum of the earth. i think all sales should be done online and negotiations through vendors/purchasers themselves or through solicitors.
 
You're buying for £1m?!

Not far off - stupid London property prices unfortunately. We are wanting to rent out our 2 bed flat that we are currently living in; if we decide to sell within 36 months we can get the extra 3% stamp duty back but i suspect the equity will go up anyway more than this.

It just frustrates me that other vendors were not serious in selling their properties and agents use underhand tactics to get the purchase prices up.

It seems our current vendors are genuine however but i'm not holding my breath until contracts have been exchanged.

It has really been a stressful time for my wife and I and we really want to move. We have packed boxes in our second bedroom that have been there for months due to the other purchases falling through.
