Time to move on...not getting hopes up too much though!

Just a quick update for those interested, we have 2 viewings lined up today already.

One has said to the estate agent they are ready to put in an offer after a successful viewing today. Cash buyer, no mortgage requirement and no chain.

The other is a couple who is interested in the house however still has a house to sell.

Viewings taking place between 1 & 2pm today.

Just had a nosey at your house from link above and all look s good there.....you been watching Location, Location, Location for tips on house presentation :-) Hopefully the cash buyer will go for it and follow it through to completion. One good thing the Scottish system has right is that when you say yuou are buying it, you are buying it...no last minute pull outs (oo-er)

It is a great house we live in now, we just want a slightly better layout and I guess a bit more room!

1 viewer has dropped out (I don't think they were to interested in the first place) however the cash buyer who is very interested is still coming.
 
It's not done until you've got the cash. I'm late to the thread, but if the sale falls through, you might consider remortgaging your old property on a buy-to-let basis.
 
i dont know why the bother building garages any more, they are always to narrow to get a car in with out bashing the doors against wall, and a lot of people end up converting them
 
We are aiming to get at least:

Stamp Duties Paid
£5k worth of extras

Hoping to include full Solicitors Paid in all.

Our friends who purchased a house earlier on in the development got all Stamp Duty paid, Solicitors Paid, £10k worth of extras & paid all estate agents fees.
 
They are very sneaky with the glossy surfaces and LED lit show homes.
In reality the standard house is a lot different. This is a £350k new build house close to where I live.

Bett homes are very sneaky at this too. They built some houses on an old school site near me and advertised them as ultra modern pads with glossy kitchens with high end specs, etc.

Apart from the show house which was also decked out in expensive contemporary furniture and decorated by an interior designer, all the others were the most basic "good for rental" spec with cheap kitchens that wouldn't be out of place in B&Q.
 
Congratulations on the sale. We're in the same position now and should be completing at the end of next month.

Our sale is also a cash buyer which makes everything so much easier.

We also got stamp duty paid, estate agent fees paid, all legal costs paid and £5k worth of extras (not that it goes far!) so you should be able to haggle most of that off your developer.

We passed all the credit checks and lenders are happy with allowing us to increase our borrowings.

Still waiting for developer to come back to us but we have pretty much asked for a total of £18k (£8k stamp & £10k extras). Bearing in mind we have said we will pay full asking price on the house.

Accept or we will walk away, the reason being we have found through our friends a total of 4 other people on the estate have had similar offers accepted.

We have decided whatever direction this takes we will continue to sell our house and if need be move into rented until a suitable larger house at the right deal comes up. I very much doubt we will come to this.
 
There was no mention of the CAT5 in the Options book we had from them.

Did have a look at the carpeting from another source but was coming out roughly the same for waht we were after. Have polyprop in place were we are now and is sufficient for our needs...spend 90% of our time downstairs, so is only really there to cover the boards up. Am spending some on the downstairs flooring though. The only options from TW were laminates, but they were not that great tbh, so am going for solid oak covering all downstairs, bar the cloakroom.

Only issue I had was that I wanted them to leave the skirting boards off so that I can lay floor then fit for a proper job finish, but due to the inspections they have to pass from NHBC they cannot leave it off as teh house would be classed as 'not liveable in' so they would not be able to release funds from mortgage. Not even if I signed to say this was what I wanted would they be able to do it.

Have reached a compromise where as they are only going to tack it to the walls so I can easily remove it and then fit....will see if they get this sorted or not. The hopefull part of me thinks it will, yet the realist of me says I will be pulling skirting that has been glued on off the walls along with tons of plaster......

Also have to cut the doors down too as they will not do this prior to me laying floor despite me passing on the height the floor will come up. Having the cloak floor tiled I also reckon I will have a level difference even though I have asked them take this into consideration.......as they said, not bespoke, bulk

We moved into a Taylor Wimpey house last December. When we were choosing options, TW offered us several A/V & networking packages. The full monty was rooms wired with ceiling speakers and a central hub for A/V. They also offered a standard Cat5e wiring package, and they priced per room. Click here to see the prices.

TW actually sub-contracted the work to a local A/V specialist, so I negotiated with them to run Cat6 instead and paid them a bit extra.

In the end I got all the rooms wired up with at least 2x Cat6 outlets. The study has 6x Cat6 outlets and the lounge has 4x Cat6 outlets. They all terminate in a panel in the cupboard under the stairs.

I got a set of these shelves from B&Q and have all my network stuff on there: network switch, router, Synology NAS etc.

We managed to get £12k in total so using £8k for stamp duty with the remainder on extras. Pictures will obviously follow once we are in but we chose:

Tiled floor in the downstairs loo, hallway & the kitchen
Spotlights in Kitchen, downstairs loo, bathroom & en-suite
Half Tiled Walls in downstairs loo, bathroom & ensuite
Under cupboard lighting in kitchen
Towel rails in all bathrooms/toilets/en-suite
Back garden landscaped/turfed
Upgraded door handles to be more modern looking (similar to those in above pics)

I think that is about it, may have missed a few!

We need to carpet the lounge, stairs & landing along with all the bathrooms and sort the flooring on en-suite and bathroom. Reason being we could do for half the price and better quality carpets compared to the builder. Strange thing is the tiling on the floors work out at around £27m2 so very reasonable in comparison.

The developer wanted around £200 per oak door so we will sort these, I can get some for around £85 + £15 fitting mates rates.

Just waiting now for financial advisors to come and sort out our mortgage, I think most things on our buyers side have been done now.

But a David Wilson home on Bedford meadows. Quite funny actually as we are moving diagonally across the park lol if ours sells.

We also bought carpets from elsewhere and got a local carpet fitter to fit them. Worked out a lot cheaper; over half the price for much better carpets.

We got our carpets from here: https://flooringmegastore.co.uk. Can't recommend them highly enough. They delivered on time and were very quick to answer queries.

We got Cloud 9 Cumulus 11mm underlay and Sensation by Cormar Carpets (58oz) for the living room and bedrooms, and Avebury Stripes by Cormar Carpets for the stairs. The stair carpet is a looped wool carpet, so more hard wearing.

The underlay really helps absorb impact sound from the rooms above. The only downside is that you've got to plane off a lot from the bottom of the doors so that that open properly :)
 
Sorry for lack of responses we have had a nightmare!

Nationwide decided that they would not allow us to port our mortgage over to the new house. Our first house was bought on a government help to buy and Nationwide stopped lending to second time buyers.

We fought and fought with the builder to help raise extra funds as we had to find £6k exit fee. When all was about to fail Nationwide decided to lift the rule due to loosing market share.

Great we can move forward! Wrong!!!

When we eventually submitted the mortgage application it came back as unaffordable...impossible! All the way through affordability has never been a problem till now. Nevermind get a £10k payrise at work this should do it! Wrong still unaffordable!

After a battle with the finance company and Nationwide it seems one of these input 2 mortgage payments! Anyway once this is sorted we continue with the application.

Today we are still waiting to hear the full mortgage application agreement, however sitting typing this we have a mortgage in principle and hope to hear back today or Monday so we can tell our Solicitor to proceed.

Due to the cockups we are actually in a much better financial position due to being able to get more out of the builder for options etc so very happy!
