It doesn't make a game but it can help an experience.

I'm dreaming of the VR applications myself. I'm perfectly happy to play low poly games in vr, but seeing this tech demo just excites me for the future.

No. Stalker 2 is not the first Unreal Engine 5 game, actually it will be second Unreal Engine 5 game.

Fortnite Chapter 3 released on 5 December 2021 was the first Unreal Engine 5 game.

I'm betting they have it on console first for a fair few months because they can tailor the experience completely around the hardware, We all know if this was available right now you'd be seeing people in YouTube comment sections and on various social media sites whining that their potato rig can't run it and the ever repeating phrase of "iT's uNoPtImIsEd".
