what do u think i may be offered for this from property developer?

i will be getting 250-300 a week just want up front, remember I wont be able to use garden whilst being done, I didn't even want the flats built I objected all the way along, I dont see why they can use my land to make themselves 1.5- 2 million whilst I have 10 flats built right next door. because at the moment I have quiet and secluded rear aspect. I will porbably move once they are built as I expect they will have bloody immigrants shipped in anyways.

Do you need any building work done ? I saw you said they will repaint your house but is there anything else that needs doing,if you are thinking of moving anyhow I would get some cash per week but also get the builders to tart your place up so its ultra saleable :D

The other option is see what they are willing to offer for your house ? that way they can do what they want and expand there development as well..you might get over market value ,worth a try !

God is everyone out to get money these days. Ask for say 250-300 a week and get them to tidy the mess up after the end of each day and ask if they will fix your lawn etc when they leave. If they agree to that take, after all your getting this for nothing.

yes, everybody is out to get money

Money is a tool that helps improve your time alive...I want as much as possible,

Id try and get as much stuff as possible from them, you didnt want the thing being built anyway...

You are going to be raking it in after 12 weeks, they will not finish in time gauranteed. The development my house is on went over schedule by a year :p

had letter back saying builder may only be 4 weeks (may!) so i have said its

£2000 upfront to cover 8weeks then slding scale each week after starting at £250 its a take it or leave it deal.

4 weeks? to build a block of flats!

You've gotta be kidding me lol.

I work in construction as a quantity surveyor, unless they have a massive skilled workforce, assuming they are building from scratch, its gonna take at least 6 months.

Sliding scale? Should be an increasing scale imo, as they are staying well after they are welcome.

Take him for every penny IMO. It is not just the inconvenience why the work is underway it is all the rubbish that comes with having flats next door, that is permanent.

Extra traffic, more cars, more people and all those dam buy to lets running the risk of local authority paid occupents. I would want a lot more than 5K to have that built near me.

That's what I was thinking.

Personally, I would charge £250 per week, flat-rate.
I would also ensure that either any damages are paid for or repaired.

Preferably paid for and then you can do the work how you like and to your own standard.

I imagine this development will increase the value of your property.
Also, there will be a massive buzz when all the new houses are up for sale, so, make sure you get yours up for sale just before this and you'll end up with lots of interest.

The other alternative would be to offer your house to the developer now at full market value. I imagine he would be interested.

just 4 weeks for th ework they need to do from my garden not build the flats

I think the fall in value of your property will be grosely out weighed by any money you get from the construction workers paying you to work in your garden.

Why would his house fall in value?
Im pretty sure prospective buyers would rather have some posh new flats behind a house than some old disused factory.

Well find out soon enough eh :p

If they have to use your garden, you can name what ever price you wont within reason. Depends how long they're building, how many houses there building ect. try and get a figure out of them first. See what they suggest, then say you'll get in touch with them again, as you need a think. I know at work we pay farmers 100's of thousands to get access.

Best to see what they offer, then just add 10% or so ontop.. you should be able to get a grand or 2.

not sure re development but for maintenance you do have a right to use a neighbours property ( obviously you have to ask and then take it further if the don't like it ) if you need to do this to carry out work , in this case there is no need for a payment , at least this is how I understand it

not sure on new builds though

I think this is something similar to a "party wall agreement" where all costs are met by the person requesting the party wall agreement...could take weeks or months if everything is not to your liking
